FIRE SAFTEY
The tenant will install new exit and emergency lights on both floor levels.
New fire extinguishers will be installed at locations to be determined by the fire
department.
EQUIPMENT
Tea that is served by the business will be made in the kitchen area.
There is no commercial hood system proposed for the kitchen. There will be a new
exhaust hood that will be less than 400 CFM. It will be vented directly to the exterior
through new metal ductwork.
The only cooking will be to make boiled water. There will not be any grease -laden
smoke. Steam will be the only byproduct of cooking.
The tea and any food products are made with boiling water.
The appliance that is proposed for use is an induction cooker, aka a hot plate. The
appliance produces 1800 watts from an internal heating element, and there is no flame.
An alternate but much less desirable appliance would be a rice cooker. The rice cooker
would also produce 1800 watts from an internal heating element and there is no flame
produced.
The owners would like to use the hot plate for boiling water to produce their tea. Their
product cannot be successfully produced using a rice cooker.
Please see spec sheets for the appliances attached to this document.
A waiver from the building department is required to install the proposed hood and the
induction cookers.
HVAC
Any HVAC units must be attached to the rear of the building (not the side)
due to zoning laws.
TOILETS
Since there are no public seats in the tenant space, there are no proposed public toilets.
There is an existing employ'ee only toilet in the basement, which will receive new
finishes. This toilet is not open to the public.

The former use group was M (Northampton Wool retail store)
The proposed use group is B. The occupancy will be less than 50, thus the use will be B
use and not A
OCCUPANCY
Less than 50 occupants. No seats will be in the public areas. Proposed maximum
occupancy: approximately 10 occupants (50 square feet of standing room/5 net s.£ per
person) plus 3 employees.
MEANS OF EGRESS
There is one existing means of egress. This is the front door on Pleasant Street. The
basement exit will be via the existing stairs and out the front door to the public sidewalk.
The front egress door will be reused. The swing of the door will be reversed to allow for
safer egress. The door will be flipped and the mortised hinges and hardware will remain.
The will not trigger the access code. We are keeping the existing door and are not
modifying it.
FIRE SEPARATION
The proposed tenant use is B. The existing 2 floor tenant space is B. No fire separation
is required between the proposed B uses or the former B and M uses. The existing metal
ceiling will remain. The rating of this ceiling is not known.
FIRE ALARM SYSTEM
New smoke detectors will be installed in the first floor tenant space.
There is no fire alarm system in the building. The tenant and owner have not planned to
install a new system. This project is not a change of use.
