The continued maintenance of the structure, such as painting of the metal elements, should also be continued to ensure the avoidance of future problems. It is important to note that this condition assessment is based on visual examinations only and assumes that there are no hidden structural defects with the fire escapes' materials, attachments or adjacent supporting building elements. Pri ipal t or ;k \ SCHAFER ENGINEERING ASSOCIATES �IIII11� Engineering Consultants: Civil, Structural, Building Design, Highway, Water & Waste Systems, Site Development March 10, 2007 Mr. Robert Ayotte 352 Habour Drive Naples, FL 34103 RE: Existing Exterior Egress Stair Structures; 110 -118 Oak Street, Florence MA Project #09 -003 Dear Mr. Ayotte: Per your request, Schafer Engineering Associates (SEA) performed a visual inspection of the (2) existing steel - framed exterior fire escape stair structures located at the above referenced address. The purpose of our investigation was to verify the structures' structural condition, identify any visible signs of deterioration and offer any recommendations of repair, if needed. Exterior Stair Structure Description The (2) exterior fire escape stair structures consist of various steel- framed members and (2) 8' -6" by 3' -6" concrete landings that have 36" high perimeter steel railings. The 2 -story fire escape systems' landings are ascended through a steel ladder, comprised of 2 "x1/4" vertical welded steel flat stock (located approximately 13" apart and 200" long) with 3 /4" round steel dowels (spaced 12" O.C.) serving as its rungs. The ladder is attached to the exterior brick veneer wall of the home by (6) 6- 1/4 "x3 -1/2 "x1/4" steel angle brackets spaced approximately 100" apart with t /4" diameter expansion anchor bolts. The steel railings are anchored into the concrete landings and the building's exterior brick wall using expansion anchors of undeterminable depth and size. The 2 level's concrete landing is supported vertically by 3 -1/2" steel tube columns, which are cast into the concrete landings of both levels and rest on (2) 8" diameter foundation piers. The backside of the concrete landings are poured against and supported by the building's brick veneer wall. The (2) 8" diameter foundation piers are poured concrete and 39" above grade with an undetermined depth into the ground. Structural Observations and Recommendations Overall the fire escape systems on both the east and west sides of the building appeared to be in good shape with only minor repairs needed. The steel framing for both appeared to be in good condition and had been painted to help prevent rust and deterioration from the elements. The concrete landings appeared to also be in very good condition with no signs of cracking, deterioration or decay. The vertical and anchor supports for all of the systems were also in acceptable condition requiring only minor varied repairs. The easternmost fire escape ladder was observed as having (1) loose expansion anchor bolt into the existing brick veneer (middle expansion anchor on the left side of the ladder) that will likely need to be replaced with an epoxy anchor. In addition, the railing on the left side of this same fire escape's 1s level landing is loose and will need to be repaired or replaced with an epoxy anchor. The western fire escape appeared in better shape, however its concrete landing supports appeared to have created some cracking within the brick veneer joints, possibly allowing water and moisture to penetrate behind the brick veneer system. These cracks should be cleaned and sealed with mortar compound to ensure proper support of the landings and prevent further water and moisture intrusions behind the veneer system. P.
