The scope of work is a change of occupancy and includes an addition. The applicable provisions of Chapter 9 and 10 are as follows: 907.1: Gravity loads: The change of use from residential / business to entirely business increase the gravity loads for live load from 40 Ibs /psf to 50 Ibs / psf and represents and increase of greater than ten percent. Analysis of the floor joist capacity for the new loading requires the addition of supports for the first and second floor joists. New beams and bearing partitions are being added to coincide with existing supports in the basement that reduce the span of existing joists to comply with the design load increase. In turn, new bearing partitions are being added in the basement to reduce the span of existing floor joists and help offset the new loading on existing supports in the basement from the additional load from additional second floor framing. 907.2: The change of occupancy category for old and new occupancy are Category II as defined in Table 1604.5 of the IBC and does not represent and increase on the Hazard Category. The provisions requiring analysis for the provisions for snow and wind forces in Chapter 16 of the IBC are exempted. The remainder of the work will meet or exceed that as required for new construction as the entire interior finishes are being removed and all new systems are being installed. The addition on the rear of the building is a reconstruction of the existing first floor structure from the first floor deck and includes a second floor. Loads are transferred to the existing foundation walls or a new frost wall that is being installed where an existing portion of the building currently has no foundation and is being removed. A portion of the existing basement (under the rear addition) will be filled with granular fill material to create a crawl space and reduce the gross area of the total building including the addition to less than 7500 GSF. The gross area for each level calculated to the exterior of the enclosing walls is indicated on the drawings. Since the gross square footage of the building is less that 7500 gross square feet, a fire protection system is not required. Consulting Engineers Date of Submittal: February 16, 2011 SECTION 1 — BUILDING DESCRIPTION PROJECT SCOPE: This project consists of the major renovations to the existing business - dwelling unit mixed use occupancy located at 120 -122 King Street, in Northampton, Massachusetts. The use group of the building will change to business only. The Building is Use Group Type B (Business) and the Construction Type in the building is 5B, Unprotected as defined by the 2009 International Building Code. The existing building consists of approximately 4730 square feet total on two levels, plus the basement. The proposed building that will be wholly affected by this project, and consists of approximately 5340 square feet total on two levels, plus the basement. The total gross square footage of the is to remain under 7500 square feet. In compliance with the 2009 IBC section 903.2, an Automatic Sprinkler System is not required to be installed at the building. The business occupancy loads are less than 100 on the floor above the lowest level of discharge. The total occupant load of all floors is less than 500 persons.
