The Planning Board approved the request under 40R for the development of 60
affordable rental units at the former nursing home site at 737 Bridge Road based upon
the plans and documents submitted along with the required fees and information as set
forth in the PAA regulations; and
The Board determined that the project consisting of 100% affordable housing and site plan
meet the requirements and standards set forth in this § 350-20, 20.19 and the Board
granted the additional curb cut relocation onto Bridge Road based on the revised geometry
restricting the egress to right out only.
No extraordinary adverse potential impacts of the project were found. Sidewalk installation
and crosswalks address bicycle and pedestrian movement that will increase with the new
occupants at the site.
CONDITIONS
Prior to Commencing work Prior to issuance of a building permit
1. The applicant shall install all erosion control and tree
protection as shown on site. Certification by an
arborist that installation has been complete to satisfy
requirements for each of the given trees shall be
sent to Office of Planning & Sustainability
2. At least 15 days prior to requesting a building
permit, the applicant shall submit final revised
plans addressing infrastructure details noted
by DPW along with modifications from
conditions herein.
Other
3. The cement concrete sidewalk along Prospect
should be stepped back from the bituminous curbing
and separated by a minimum of 12” grass strip.
4. The sidewalks on Prospect shall be located at the
back of the utility poles to ensure a straight run is
created with the sidewalk.
5. An ADA pad connecting the Prospect Ave sidewalk
to a crosswalk at the intersection of Allison and
Prospect Ave. shall be created. The crosswalk shall
connect to an ADA landing on the opposite side of
Prospect Avenue.
6. An additional exterior light shall be installed to
illuminate the internal crosswalk at the rear of the
building. This may be located under the roof of the
bike storage shed.
7. Electric stubs to serve at least 6 electric vehicle
charging ports shall be installed.
8. None of the electric vehicle charging ports shall be
located in dedicated, signed/painted accessible
parking spaces.
9. Pedestrian crossing stripes shall not be
located across the site driveways.
