(All footings bearing oncompacted fill must be compacted in minimum 6” lifts) All footings are to be reinforcedwith two rows of #4 rebar located a minimum of 2” above bottom of footing and noless than 8” apart3.Foundation walls to achieve minimum compressive strength of 3,000 psi after 28days of curing. All footings and piers to extend a minimum of four feet below finishgrade except when erected on solid rock.4.All basement concrete slabs to achieve minimum compressive strength of 2,500 psi.after 28 days, and are to be installed over a min. 6 mil. vapor barrier over compactedfill and undisturbed subsoil.5.Depth of unbalanced fill from top of basement slab to top of finish grade shall notexceed 7' in height.6.Foundation walls shall extend at least eight inches above the finished grade at allpoints.7.Foundation drains are to be provided at or below level of footing for all basementareas. Perforated pipe covered with crushed stone and fabric shall discharge bygravity or mechanical means into an approved drainage system.8.All foundation walls enclosing habitable or storage space shall be damp-proofed withbituminous coating from the top of the footing to line of finish grade.9.8” x ½” anchor bolts are to be placed 6' on center along all walls requiring 2x6 treatedsill plates and a minimum of 12” form all corners and ends of openings.Concrete - Flatwork1.Garage slab to be pitched min. 1/8” rise per 1'-0” of run toward garage door openings.2.All concrete slabs to be reinforced with 6 x 6 welded wire fabric and installed overcompacted fill over undisturbed subsoil.3.1” deep control joints to be cut into finished slab at 12'-0” intervals in both left toright & front to back directions.4.Garage slabs to achieve minimum compressive strength of 3,500 psi after 28 daycuring.General Notes1.The contractor and all sub-contractors shall verify all dimensions and conditions on thesite, and shall notify the designer of any discrepancy. Cross check details anddimensions shown on the structural drawings.2.Floor and wall openings, sleeves, variations in the structural slab elevations, depressedareas and all other architectural, mechanical, electrical and civil requirements must becoordinated before contractor proceeds with construction.3.In all cases where a conflict may occur such as between items covered by specificationsand notes on the drawings, or between general notes and specific details the designer&/or the engineer shall be notified and he will interpret the intent of the constructiondocuments.4.Details noted as 'Typical' shall apply in all cases unless specifically shown or notedotherwise.5.Where no specific detail is shown the framing or construction shall be identical or similarto that indicated for like cases of construction on this project or accepted custom andpractice for the particular trade.6.Workmanship and materials shall conform to the requirements of the 2009 8th Edition ofthe IRC Building Code.7.In no case shall working dimensions to be scaled from plans, sections or details on thestructural drawings.8.The precise dimensions and locations of all doors and window openings shall bedetermined from architectural plans and details. Other wall and floor openings asrequired by mechanical, electrical or similar requirements shall be verified from shopdrawings, equipment data, dimensions etc. as required.Framing notes.1.All dimensions to face of framing unless otherwise noted2.Framing lumber specie & grade to be S.P.F #1 & 23.Subfloor & roof sheathing to meet min. requirements as shown in 2015 IRC code,table R503.2.1.1(1) 'Allowable spans & loads for wood structural panels..'4.Wood structural wall panels shall be exterior grade CDX or equivalent and shallmeet the requirements of Table R602.3(3)5.All exterior door and window lintels to be double 2x8 unless otherwise noted.6.Solid blocking to be provided at all bearing post locations7.Interior doors are located in center of wall unless indicated by dimension8.All interior walls 2x4 @ 16”o.c. unless otherwise noted.9.No structural members can be substituted with alternate specifications withoutprior approval of the designer or qualifying documents issued by an engineer.10.Fastener schedule for structural members shall meet the standards described in2015 IRC Residential Building code Table R602.3(1)11.Fire stopping shall be provided to cut off all concealed draft openings (bothvertical and horizontal) and to form an effective fire barrier between stories.General Notes-Roof system & Framing1.All engineered trusses to be designed and certified by manufacturer and installed inaccordance with the manufacturers instructions and specifications. Trussmanufacturer to specify all steel connectors, hangers etc.2.Connect all trusses to top plates with Simpson H2.5 hurricane ties3.Roof framing plan assumes all trusses installed 2'-0”o.c.4.All trusses to have 1x3 strapping installed perpendicular to bottom chord 1'-4”o.c.5.All roof sheathing 5/8” CDX plywood installed with clips, or 5/8” T&G 'ZipSystem' sheathing installed with adhesive tape.6.Use bituthene 'Ice & Water' shield membrane at all eaves and valleys.
