APPLICABLE ZONING APPROVAL CRITERIA /BOARD FINDINGS
350-9.1 The Board determined that based upon the plans submitted, some landscape buffer with trees
between the public right-of-way and off-street parking lots has been added to reduce the non-
conforming front buffer. In addition, trees and landscaped islands along the northerly property
boundary will minimize the non-conforming elements of the lot, drive aisle and two curb cuts.
The Zoning Board of Appeals found that the change, extension, alteration is to a different conforming
use which requires the same or less minimum lot area, minimum lot width and frontage, minimum lot
depth, setbacks, and parking than is required for the present use (and lot does not fully conform to the
present zoning requirements for the proposed use).
