CONDITION OF APPROVAL
1) Prior to issuance of a building permit
FINDINGS:
a. the applicant must record an access and utility sharing easement (that has mortgage subordination)
in a form approved by the City for access to the abutting parcel.
b. the applicant shall submit revised plans at least 15 days prior to requesting a building permit
incorporating all relevant conditions related to plan changes including the addition of tree protection
details meeting the ANSI 300 standards as specified in the codes.
c. Measures for erosion control and tree protection shall be installed and inspected by an engineer.
The engineer shall certify in a memo to the Office of Planning and Sustainability that all measures are
in place in accordance with the plans and shall be inspected by the City.
2. The building permit plans shall show how the roof system is structured to carry PV panel loads and
conduit.
3. All lights shall be timed to turn off at 11 p.m.
4. Lights shall be full cutoff.
5. Additional two rows of trees between the silt fence and the driveway shall be staggered and planted
30' on center.
6. Prior to issuance of a certificate of occupancy, the applicant shall submit
a. an as-built plan stamped by an engineer stating that site grades and the stormwater system has
been installed in accordance with the approved plans.
b. Documentation that all tree replacement or payment-in-lieu of tree replacement has been made in
accordance with the zoning.
c. An as-built showing the lighting has been installed compliant with the approved plans.
The Planning Board granted the Site Plan major project for the construction of 95,000 + square feet of self-storage units based on the
following plans, information, and supplements to the application:

The Board approved the site plan for the self-storage units based upon approval criteria in 350-11.6:
A. The requested use protects adjoining premises against seriously detrimental uses. If applicable, this shall include provision for surface
water drainage, sound and sight buffers and preservation of views, light, and air; and
B. The requested use will not reduce the level of service on area roads and not affect the convenience and safety of vehicular and
pedestrian movement within the site and on adjacent streets, cycle tracks and bike paths, minimize traffic impacts on the streets and
roads in the area. The use will generate fewer trips than a typical industrial use.
Access by nonmotorized have been accommodated with striped bike lanes along the access driveway.
C. The site will function harmoniously in relation to other structures and open spaces to the natural landscape, existing buildings and
other community assets in the area as it relates to landscaping, drainage, sight lines, building orientation, massing, egress, and
setbacks.
D. The requested use will not overload, and will mitigate adverse impacts on, the City's resources, including the effect on the City's water
supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. A
separate stormwater permit was issued by the Department of Public Works.
E. There are no specific criteria related to self storage units within the zoning.
F. Compliance with the following technical performance standards:
(1) Curb cuts onto streets shall be minimized. The new access will provide a shared access to the abutting parcel to the north.
(2) Pedestrian, bicycle and vehicular traffic movement on site will be separated, to the extent possible,
(3) As a major project there is no increase in peak flows from the one-or two-and ten-year Soil Conservation Service design storm from
predevelopment conditions (the condition at the time a site plan approval is requested). Green infrastructure and low-impact design has
been incorporated to the extent feasible
(4) The applicant has shown that the building is designed to accommodate solar power installation.
