Vreeland Design Associates Re: John Silletto, 773 Park Hill Road,Northampton, MA: Structural assessment of existing house and garage roofs to support proposed PV solar panel arrays. I have reviewed the house construction plans, the garage roof truss plans and investigated the roof framing for the proposed PV solar panel installations. The 1-1/2-story, 27'-8"x 48' cape style house with 24'x 24' garage was constructed in 2023.23 PV solar panels are to be installed on the front south facing roof of the house and 8 solar panels on the south facing roof of the garage. The house is a modular manufactured construction with the roof framed with 2x8 rafters installed 16" on-center, spanning 9'-6"with a 10/12 roof slope. Short 2x6 rafters are attached to the upper ends of the 2x8 rafters and span the 4' distance to the ridge.2x6 ceiling joists are nailed to the sides of the 2x8 rafters just below the connection to the short 2x6 rafters. 2x4 kneewalls, located 6' in from the exterior walls, are supported on the 2"d floor 2x10 floor joists that are installed 16"on-center and are support on a double 2x4 marriage wall or hung on the side of a 4—20"LVL beam that spans a 22' opening.The attached garage roof is framed with Attic Storage trusses, designed and manufactured by UFP Belchertown, LLC, installed 24"on-center, spanning 24' with a 10/12 roof pitch. The trusses have been designed for a 35 psf roof snow load, a 15 psf dead load on the top chord, and a 117 mph Vo basic wind speed. The roofing is composite asphalt shingles. I have reviewed the mounting details for the proposed PV solar panel array. Based on my calculations and a PV solar panel unit weight of 46± lbs, with the attachment points of the array placed at a maximum of 4' on center and staggered to minimize the load to any one rafter or roof truss,the existing house and garage roof framing are adequate to support the proposed PV solar panels and the 40 psf ground and 35 psf snow load and the 117 mph V„u basic wind speed requirements of the current 9th Edition of the MA State Building Code for the City of Northampton.
