Project Description New Construction Addition Demolition Removal Alteration MISSION the Building n ikequfre2408 Set .o3 CITY CLERKS OFFICE NORTHAMPTON, MA 01060 The project at Park Annex is mainly an interior finishes project with some essential exterior upgrades. The student dorm rooms are slated to receive new finishes and the bathrooms will be renovated. Exterior Work: We will be re- roofing with new slate and copper roofs and flashings to match existing. The existing membrane roofs on the second floor porches will be replaced with new membrane and walk pads. The first floor front porch roof, which is now slate will be replaced with standing seam copper. The change is to alleviate damage to the slate from ice falls from the main roof. Snow guards help with this problem, but the problem will persist where snow and ice dump out of the valley. Standing Seam cooper is a typical roofing material on Smith porch roofs in the historic district. The campus side doorway facing Hokins I-louse will be changed from a 32 inch to a 36 inch door for accessibility. The windows will be replaced with divided lite thermal units to match all existing profiles. The units will -be installed -in- existing openings without. changes- to_exter.ior.millw.ork_ S- ill -expand.ers se.a.l the units_ .to the existing sills. This will be the same type of installation performed at Hopkins and Haven Houses in past .years. VI. Contractor will be held responsible for any damage to trees. Demolition I. All roofing waste will be removed in a lawful manner. Construction area and surrounding areas to be kept as clean as possible. Care will taken to keep debris in work areas. When working near walkways, barriers and caution tape will be used to secure areas. Any areas where roofing is removed will be left watertight at the end of each day. Any interior water damage will be the responsibility of the roofing contractor. Salvage metal will be put aside. Owner has first refusal of salvage metal and slate. Slate will be removed in one piece as much as possible and whole slates placed on pallets for removal. W aterproofing. I. All valleys, crickets, eaves copper roofs, etc. will have ice watershield protection. Ice water will be W.R. Grace Ultra. Valleys will receive. a 36" width, eaves will receive a double width and at other areas as necessary to be watertight. Copper roofs will be completely covered. Care will be taken to lay product as smoothly as possible. Entire area will be covered.with #30 felt paper in a waterproof manner. New Construction Demolition Removal Addition (4). Alteration The project at Park Annex is mainly an interior finishes project with some essential exterior upgrades. The student dorm rooms are slated to receive new finishes and the bathrooms will be renovated. Exterior Work: We will be re- roofing with new slate and copper roofs and flashings to match existing. The existing membrane roofs on the second floor porches will be replaced with new membrane and walk pads. The first floor front porch roof, which is now slate will be replaced with standing seam copper. The change is to alleviate damage to the slate from ice falls from the main roof Snow guards help with this problem, but the problem will persist where snow and ice dump out of the valley. Standing Seam cooper is a typical roofing material on Smith porch roofs in the historic district. The campus side doorway facing Hokins House will be changed from a 32 inch to a 36 inch door for accessibility. The windows will be replaced with divided lite thermal units to match all existing profiles. The units will be installed in existing openings without changes to exterior millwork. Sill expanders will seal the units to the existing sills. This will be the same type of installation performed at Hopkins and Haven Houses in past .years. -VI. Review Criteria In considering a request for a Certificate of Appropriateness, the Commission shall consider the factors listed in Section 26 of the Northampton City Ordinances, as well as those contained in Mass. General Laws Chapter 40C. Even if an interior fireplace is to be removed, every effort shall be made to retain the existing exterior stack. Chimneys shall be rebuilt with comparable materials.... See section. After the Hearing: Once the Determination is issued, the Office of Planning Development will file it with the City Clerk's office. This will start the required twenty (20) day appeal period.
