You reported to me that you are planning a project to change the suite on the west side (the South Street side is herein called the south side) from Business use to Residential use. The one bedroom apartment will be adjacent to the existing apartment making the building a two family house. When converting a space to residential use, the converted area must be upgraded to comply with the residential code, i.e., the International Residential Code and the Massachusetts Amendments. The project is classified as an Alteration. You had asked me to look at the roof framing system above the work area. There are two roofs: the original "flat" roof, and a metal plated connected wood truss roof above the original roof. It was not known when the truss roof was installed. I was able to examine the trusses,but the framing of the lower roof was not exposed for examination at the time. The trusses appeared to be on good condition. However, I am recommending that you address a few issues that were evident. I have attached a sketch depicting a truss and the recommended reinforcements. 1. The trusses were bearing on a stack of six 2x6's at the south end. The stack had been installed so the trusses could be installed with the bottom chords level with the top of the north wall. Hurricane ties were installed to anchor the trusses to the top 2x6 of the stack, but there were no 1 apparent straps to connect the top 2x6 to the lower roof framing. I recommend that you install Simpson ST12 straps as shown on the drawing. 2. The vertical struts under the ridge were easily bent under a slight lateral force. I recommend that you install 2x4 horizontal bracing at mid-height, continuously across all the trusses to reduce the unbraced length and prevent buckling under extreme snow loads. 3. There was no continuous bracing of the bottom chords as there would be if there was a ceiling on the underside of the trusses. There were two rows of 2x4 bracing on the top of the bottom chords. In order to insure stability of the bottom chords, I recommend that you install "X" bracing on top of the bottom chords in the area to the north of the ridge line. The bracing should be continuous from the east wall to the west wall. Some code requirements that you should be aware of in your planning for the interior space are listed below. 1. Fire Separation. A 1 hour fire rated separation wall will be required between the two apartments. The separation wall must be continuous from the basement slab to the underside of the roof. All penetrations in the separation wall will need to be firestopped. 2. Two egress doors will be required from the new apartment. The second door must be 28 in. wide or more. 3. Smoke alarms will be required in the new unit. 4. The ceiling insulation, which I recommend that you install over the old flat roof, will need to be rated R49, per the stretch code. That requirement can be met economically with 15 in. of blown-in cellulose or 16 in. of blown-in fiberglass. The equivalent in spray foam insulation would be about 7 in. of foam,but the cost would be 2 to 3 times the cost of cellulose. Call me if you have any questions or need further assistance.
