Summary of Request:
The applicant purchased the house and lot from the Northampton Housing Authority and he plans to demolish
the structure and replace it with a new single family home.

The Board of Appeals may issue a special permit under 9.3(A10) allowing a greater encroachment of the
setback if the increased non-conformity is not substantially more detrimental to the neighborhood than the
existing 3.7’ non-conformity.
Other Issues:
There is a mature 60” shade tree behind the existing home. This should be protected with adequate armoring
and fencing at the drip line prior to demolition.
Staff Recommendation:
This house has been dilapidated and unoccupied for more than 15 years. Eliminating this blight and replacing it
with a viable residential structure and use will drastically improve the condition within the neighborhood. The
8.4” that the applicant seeks on the right side abuts the neighbor’s driveway. Staff has no concerns with this
application.

Condition Recommended:
Prior to issuance of a demolition permit, tree protection in compliance with the City’s tree protection and
planting guidelines shall be installed. The applicant shall send a letter signed by a certified arborist indicating
that tree protection has been installed in accordance with these standards.
