Louise and Michael Martindell 198 Nonotuck Street Florence, MA 01062 July 24, 2023 Dear Building Inspector, Please find enclosed our application for a Zoning Permit Application to the Northampton Building Department. We are hoping to embark on a first floor addition in the next year that will give our family a little more living space. We both grew up in Northampton and purchased our home in Florence 10 years ago. We now have 2 children (ages 6 and 8) and are feeling very cramped in our tiny home! We have been speaking with a contractor who informed us that because we have a "non-conforming lot" that it would be to our benefit to submit this application before we spend money on an architect so that we know where on our property we can build before we start the design process. Our contractor informed us that we have an "abnormal, non-conforming lot issue" because our lot is a triangle shape and that we should check in with you about permission to encroach on the rear and right side setback. We'd like to try to get a soft approval now so we know where we can build before we move forward with the design process. In particular we are hoping to be allowed to build a 20 ft. x 20 ft. 1st floor addition that is 7 ft. from the right side setback property line at the shortest point and 20 ft. from the rear setback property line at the shortest point (see sketch). Since the lot is a triangle and our house does not sit parallel to any property line, we have measured all setback measurements at the shortest points from the house to the property line.
