Here's a preliminary set of plans for 54 Fort St. Based on my (cursory) review and my last conversation with Mr. Cook, I
think there will be a number of changes.
If this does end up having 2 dwelling units, the new unit would need to meet code for new construction (Stretch code,
HERS).

Hi Louis & Ben,
I have attached the preliminary HERS, my building file ( that shows all the inputs) and a 2015 IECC UA calc. I had to
make some guesses on the basement right now as far as the windows and exact heights/ grade.
The UA calc is bases on:
R20 3" closed cell walls-- all 2x4 walls

Louis - Are you ok with meeting the 2009 UA if he can get a 55 HERS (like new construction Stretch code)?
I had no change in the HERS score with R38 closed cell in the ceilings.
For now we can plan on the above mostly prescriptive values. I will then redo the modeling when I have final plans or will
do a framing inspection with measurements before insulation. I can then adjust everything to either meet a 55 HERS or
meet the 2015 IECC UA.
