Re: Parking for 41 Main Street, Florence, Mass.
Currently, the parking lot contiguous with our building has parking .
for 15 cars. The parking lot across the street, which we have leased
since July 1978, has space for approximately 70 cars.
At present, our building has 38001 occupied, requiring 19 spaces.
We have 900 square feet unoccupied, which will require an additonal 3-5
spaces, depending on the type of businesses that eventually locate here.
Using the zoning ordinance as a guide, we are required to have one
space for every 200 square feet of professional space, medical or dental,
or one space for every 300 square feet of miscellaneous businesses, Hair
Salon, etc. If we use the stronger requirement, one space for every 200
square feet, the maximum number of parking spaces required for 41 Main St.,
when fully occupied, will be 24.
Between the contiguous lot of 15 spaces and the lot across the street,
(which is less than 90 feet away) we can assure the City that there will
always be more than sufficient parking for people doing business at
41 Main Street, Florence.
We want to maintain our current good relationship we enjoy in the
general community now. We have no intention of doing anything that would
jeopardise the good standing. We will always take the necessary
precautions to operate in a manner that will not create any parking,
traffic.or miscellaneous problems for the adjacent or general community.
We are also confident that we will be treated with fairness and
undbrstanding.

Thank you for your cooperation yesterday morning in assisting
me in reviewing the documents on file at the Building Depart-
ment of the City of Northampton with regards to the aforemen-
tioned property.
I have advised Mr. Gervais of the Zoning Board of Appeals, that
we will provide a new site plan with regards to the building and
the current parking spaces for the Board of Appeals hearing. I
have further advised him that as you indicated yesterday morning,
your files would be available on the night of the hearing, and
that the two plans that you showed me would be there for the
Board to review.
