SITE WORK REMOVAL AND REPAVING Fishman Residence Project Manual January 26, 2021 Page 5 1.01. GENERAL CONDITIONS: 1. All work to be done in a clean, orderly and workman-like manner. 2. Permits: The General contractor (GC) shall arrange for, obtain and pay fees for the Building Permit and all other permits that may be required. 3. Codes: All work shall be in accordance with Federal, Massachusetts, and local Building, Mechanical, Plumbing, Fire and Electrical Codes. 4. Documents: Contract documents are this document and all drawings, specifications, schedules and product cuts issued by the owner/architect, plus a signed contract negotiated by owner and Contractor. 5. Bid Submission and Project Schedule: Please submit bids to the owner on or before XXXXXXXXX. Bids should be broken down and itemized following the bid breakdown sheet included in this manual. Include a payment schedule and construction progress schedule showing proposed start-up and completion dates. 6. Site Inspection: Contractor shall visit the site before submitting a written bid and shall be responsible for assessing all site conditions that pertain to the work described in the drawings and the specifications including all work reasonably inferred to achieve a structurally sound finished product. Contact Owner to arrange a site visit. 7. GC’s price to include all materials and labor for a complete job. All new and existing equipment must be connected to utilities and made functional. Where products and materials are furnished by the owner, the contractor must provide all labor and accessory materials for a complete installation. “Accessory Materials” will include but not be limited to: mastic, grout, utility connections, piping, valves, wiring, and all else required to complete installation of owner-supplied products. 8. Field Measurements: Any and all measurements necessary for ordering materials, fixtures or equipment shall be by GC and their subcontractors. GC shall be responsible for such measurements and shall bring to the attention of the architect any conflicts or inconsistencies that occur. 9. Submittals: GC is encouraged to review and compare window, door and casework sizes and rough openings and with dimensions and clearances on drawings and make submittals to architect for review to insure fit and avoidance of conflict. All finishes and colors to be confirmed with Owner and architect before proceeding. 10. Occupation: It is the intention of the owner that the residence be occupied for the majority of the construction period. As the work affects the first floor and rear yard, the contractor is requested to carefully work out a schedule and phase the work to achieve a minimum of disruption and insure the safe and convenient use of the building by the owners. Such schedule shall be presented to and approved by the owner prior to starting the work. a. GC is to partition off the construction area from the living areas of the house, providing and maintaining a secure and dust free barrier. Protect floor surfaces that must be traveled to provide access to upper floor work areas. b. Construct as much as possible of the addition prior to opening up to the existing house and commencing interior work. Fishman Residence Project Manual January 26, 2021 Page 6 11. Utilities: The Contractor will be allowed to use the existing utilities in the building for construction purposes. This includes existing electric service, existing water service, and existing heating. The Owner will continue to pay the cost of these services. The contractor shall deliver and maintain a portable toilet on site. Coordinate location with owner. 12. Protection: The contractor shall protect existing conditions from damage during construction and if damage occurs shall make all repairs or replacements as necessary to return surfaces or equipment to original condition. Such protection shall include but not be limited to the following: a. GC is responsible for all temporary shoring and bracing as needed. b. GC is to take special precautions to protect the existing structure from water damage during construction with particular attention to the time between removal of the existing roof and completion of new enclosure. c. GC must secure the building against possible theft, vandalism or fire during the construction period. d. GC must exercise the utmost caution to maintain the building dry and well heated at all times. Construction area must be heated during plaster and finish carpentry operations. e. GC is to protect existing landscape and plant material (bushes, trees, grass walkways, steps, etc.) f. GC is to cover and protect existing exterior and interior exposed surfaces, siding, woodwork, floor, appliances, etc. against scratches, nicks spills, etc. g. All newly installed surfaces, built-ins, fixtures, accessories shall be covered/protected until work is completed. 13. Payments: a. The owner and contractor are to establish as part of the contract a mutually agreeable amount of deposit to be made prior to start of the work. b. Progress payments are to be made on a regular basis based on invoices submitted by the contractor reflecting work completed to date. 1. Payments are to be made bi-weekly, or upon completion of a major portion of the work based on a schedule of values submitted at the start of the job. 2. Owner reserves the right to withhold a retainage until work is complete and final payment is made. c. Final payment , constituting the entire unpaid balance of the Contract Sum shall be made when the Contractor has fully completed the work and a certificate of occupancy has been obtained from the Building Department. 14. Changes in the Work: a. The owner may order changes in the Work consisting of additions, deletions or other revisions and the Contract sum and Contract Time shall be equitably adjusted. b. If concealed or unknown physical conditions are encountered at the site that differ materially from those indicated in the documents or from those conditions ordinarily found to exist, Contract sum and Contract Time shall be equitably adjusted. Fishman Residence Project Manual January 26, 2021 Page 7 15. Insurance: a. The Contractor shall purchase and maintain standard Contractor’s General, Property Damage, Personal Liability and Workman’s Compensation insurance. The owner shall purchase and maintain standard property insurance for the property affected. 16. Warranty: a. The Contractor shall warrant to the Owner that the materials, equipment and workmanship shall be free from defects for a period of one year from final completion. 17. Cleaning: GC shall maintain the project site clean and free of loose debris at all times and arrange for prompt removal of all demolition and construction debris and other rubbish to approved dumping sites. a. When work is completed, all new surfaces and any existing surfaces that may have been affected during the course of the construction shall be thoroughly cleaned with appropriate cleaning agents and removed of any labels, signs, etc. 1.02. SUMMARY OF THE WORK: 1. The project consists of the removal of existing deck and three season porch and construction of a new insulated and heated addition and new deck. Openings into the hall and kitchen are altered: a. Demolition of three season porch, decks and walks. b. Work associated with the addition and renovations includes excavation and new foundation, structural framing, rough and finish carpentry, siding, roofing and insulation, new windows and doors, fabrication of millwork and shelving, blueboard and plaster, painting, flooring, plumbing, heating and electrical work. c. Existing house roof is stripped and new roof installed. Water damaged areas at 3rd and 2nd floor ceilings are to be repaired d. Electrical service is upgraded to new 250 amp service and new disconnect and breaker panels. 2. The contractor’s price is to include all labor and materials necessary to complete the work indicated in the documents as qualified below: 3. The owner anticipates furnishing to the job site the following items for installation by the contractor: Contractor to verify dimensions against field conditions, accuracy of the material order, receive material and fixtures and store on site until installation. a. Rubber floor tile for mud room floor. b. Light fixtures. 4. The following material and equipment are to be salvaged and reused: a. Walkway paver stones. 5. The following work is to be performed as Add Alternates : a. Alternate A: Alternate Deck Configuration. b. Alternate B: Removal replacement of broken concrete paving at rear of driveway. 6. The contractor is responsible for all labor and installation accessories required for a complete installation of owner supplied and allowance materials and equipment. Fishman Residence Project Manual January 26, 2021 Page 8 1.03. DEMOLITION: 1. Scope of work includes the Following: a. Demolition of three season porch. b. Demolition of decks, footings and walk and portion of walkway paving. c. Opening up of exterior wall at addition including all shoring, removal of framing and finishes. d. Selective demolition as required for exterior and interior work. e. Removal of interior finishes as indicated on drawings. f. Removal of electrical outlets, switches, fixtures and wiring as required for new work, including reconnection of existing equipment as required to keep systems operating after demolition. g. Under Alternate B: removal of concrete paving at driveway. h. All other items shown on drawings or required for completion of new work. 2. Demolition must be carried out so that there is a minimum discharge of dust and debris in to the air and so that there is no debris on adjacent properties. Protection of interior surfaces is specified under the general conditions. 3. All material and equipment not required for reuse nor directed to be saved by the owner must be removed and disposed of off site in an approved and legal manner. 4. Items intended for reuse are to be set aside and stored in a dry and secure location on site until required for reuse. If such items are damaged during construction due to inadequate protection they are to be repaired or replaced. At no cost to the Owner. Items scheduled for reuse include: a. Walkway paver stones. 5. Carefully investigate the structure prior and during demolition to insure provision of all temporary shoring and bracing required so as to prevent any and all settlement or movement of structure during demolition. Notify Architect upon exposure of existing structure for purposes of verifying loads and questionable bearing conditions. Notify architect immediately of any existing conditions that conflict or contradict the drawings. 6. Demolition of plumbing, HVAC and electrical is to be carried out by trades experienced with these systems and coordinated with scheduling and other requirements of new work. All wiring, piping and accessories serving demolished equipment or fixtures are to be removed back to active branches and capped off. Where residence is occupied, all remaining systems must remain operational at conclusion of demolition. 1.04. EARTHWORK, EXCAVATION AND GRADING 1. The scope of work without limiting the generality thereof consists of the following: a. Excavation for new foundations. b. Excavation and grading for enlargement and repaving of walkway. c. Grading and preparation for pavements and pads. Fishman Residence Project Manual January 26, 2021 Page 9 d. Filling and backfilling with compacted structural fill under structures, and ordinary fill and topsoil over disturbed areas. e. Rough site grading. f. Finish grading, application of loam and lawn reseeding after excavation. g. Under Alternate B: grading and prep base for repaving of concrete paving at driveway. h. Removal of existing foundation materials and all unsuitable materials off site at a proper and approved location. 2. Materials shall be as follows: a. Excavation: Excavate to a minimum of 4’ below adjacent grade for new foundation walls or to depths required to match existing basement slab grades or as indicated on drawings. Stockpile excavated material on site for re-use as ordinary fill against foundation and basement walls. Remove all excess or unsuitable fill, concrete and debris. a. Retaining Structure: Provide bracing, shoring, sheeting, temporary tie-backs, sheet piling, underpinning or other retaining structures necessary to prevent any movement or settlement of existing or new construction, utilities, paving, light standards, piping or conduit. Responsibility for the strength and adequacy of retaining structures, and for the safety and support of construction, utilities or paving, and for any movement, settlement or damage thereto shall be the Contractor's responsibility. 4. Backfilling to be carried out in 9” lifts, using structural graded fill beneath footings and slabs, individually compacted. Ordinary fill free of large stones may be used against the foundation and basement wall. 5. Finish grading around the new addition, sloping away from walls and to promote drainage away from building and walks. a. Loam for finish grading must be screened, free of stones and other non organic debris. It must be mixed with peat moss at the rate of 6 cu-ft of unexpanded peat/ cu-yd. of loam. 6. Catch basin and recharge area to consist of the following: a. Concrete catch basin with inlet for foundation drain and gutter drains. See site drawing for catch basin specifications. 1.05. PAVING AND SURFACING 1. Scope of work includes the following a. Reconfiguration of existing walk from driveway to rear steps including salvaged and new paver stones to match existing. b. Under Alternate B repave concrete area at driveway. Concrete to be 4,000 psi with 6x6 wwf reinforcement, broom finish. 1.06. CONCRETE 1. Scope of work includes the following a. New foundation wall footings. b. New foundation walls. c. New concrete mud slab. Fishman Residence Project Manual January 26, 2021 Page 11 d. All required reinforcing as shown on drawings or as required by code. e. All forming for concrete work, including door openings. 2. Footings shall rest on undisturbed earth or compacted structural fill. 3. Concrete shall be ready-mixed from an approved mixing plant, and shall be composed of portland cement, fine aggregate, course aggregate and water. Design strength shall be: a. Footings and Foundations: 3,000 psi. b. Floor slabs: 4,000 psi 4. Pour concrete according to accepted standards of practice. Concrete shall be thoroughly compacted by vibration to insure that there are no voids. 5. Slabs to receive a "troweled finish" except where noted otherwise. a. Finished surfaces shall not vary more than 1/4 in. when measured by a 10 ft.-0 in. straight edge. 6. In hot weather, all concreting shall be done in accordance with ACI 305, “Recommended Practice for Hot Weather Concreting”. When temperature rises above 70 degrees F., all surfaces of concrete shall be protected against rapid drying. Concrete delivered to the forms shall have a temperature of not over 90 degrees. The temperature of the forms shall be not over 90 degrees 7. In cold weather, all concreting shall be done in accordance with ACI 306, “Recommended Practice for Cold Weather Concreting”. When the average daily temperature falls below 40 degrees F., all surfaces of concrete shall be maintained at a temperature of at least 50 degrees F, and not over 90 degrees F, for seven (7) days. Concrete delivered to the forms shall have a temperature of at least 60 degrees F, and not over 90 degrees F. 8. Protection and Curing: a. Protect newly placed concrete against low and high temperature effects and against rapid loss of moisture. Moist cure all concrete for at least seven days at a temperature of at least 50 degrees F. by curing methods approved by the Architect b. For vertical or near-vertical surfaces, moist cure by keeping the form in contact with the concrete, or by other effective means approved by the Architect. Intermittent wetting and drying does not provide acceptable curing. c. Cure floor slabs by covering with sisal or other waterproof curing paper conforming to ASTM Specifications C 171, lapped 4 inches at edges and sealed with tape at least 3 inches wide. The paper shall be weighted to prevent displacement, and holes or tears shall be immediately repaired. 1.07. MASONRY 1. Scope of work includes the following a. New brick veneer applied to face of foundation wall at new addition. 2. Samples: Submit the following samples to the Owner in accordance with requirements of the General Conditions: a. Face brick to match existing. b. Mortar to match existing. Fishman Residence Project Manual January 26, 2021 Page 12 3. Masonry Work - Brick: a. Lay new brick to match existing coursing, bonding, color and texture. Layout walls in advance for accurate spacing of surface bond patterns, with uniform joint widths to properly locate openings, returns and offsets. Avoid the use of less than half size units at corners, jambs and wherever possible at other locations. b. Cut masonry units with motor driven saw designed to cut masonry with clean, sharp and unchipped edges. Cut units as required to provide pattern shown and to fit adjoining work neatly. Do not cut brick to form special shapes required, but use manufactured shapes at these locations. Use full units without cutting whenever possible. Use die cutting saws to cut concrete masonry units. No cut edges shall be left exposed. c. Wet brick made from clay or shale which have ASTM C67 initial rates of absorption of more than 30 grams per 30 square inches per minute. Use wetting methods which insure each clay masonry unit being nearly saturated but surface dry when laid. d. Lay brick with completely filled bed, head and collar joints; butter ends with sufficient mortar to fill head joints and shove into place. Do not slush head joints. e. Maintain joint widths to match existing coursing, except for minor variations required to maintain bond alignment. Cut joints flush for masonry walls which are to be concealed or to be covered by other materials. Tool exposed joints slightly concave to match existing using a jointer larger than joint thickness. Rake out mortar joints in preparation for application of caulking or sealants where shown. 4. Cleaning a. Promptly as work proceeds and upon completion, remove excess mortar, smears, droppings. b. Clean adjacent and adjoining surface of marks arising out of execution of work of this Section. c. Sweep up and remove daily sand, cleaning compounds and mixtures, dirt, debris and rubbish. 1.08. ROUGH CARPENTRY: 1. Scope of work includes the Following: a. All rough carpentry as required for demolition and rough framing of new work including all lumber, plywood, connectors and accessories and all cutting and patching, securing of existing framing, and construction of new framing as required to complete the work. b. Framing includes structural wood, composite and steel beams and columns, floor framing and sheathing, wall framing and sheathing, rafter framing and sheathing, suspended ceiling framing, and plywood subfloor underlayment. 2. Lumber shall be of sound stock, free of defects, straight and furnished in longest practical lengths. All framing lumber shall be subject to approval and be kiln dried. 3. Lumber specifications shall be as follows: Fishman Residence Project Manual January 26, 2021 Page 13 a. Lumber 2 inch nominal thickness or better: Hem fir or southern yellow pine #2 structural or better. b. Plywood sheathing and sub floor shall be exterior group 1, exposure 1, APA rated of types and sizes shown on drawings. c. Framing lumber for wood beams shall be Douglas Fir or Southern Yellow pine No. 1 grade (Fb 1200 psi, E 1,500,000) or better, free of knots or imperfections that will compromise structural integrity. d. I-Joists to be as indicated on drawings, manufactured by Trus Joist MacMillan or equal. e. All sills, bottom plates, framing for deck and other material in contact with concrete or ground shall be certified pressure treated lumber. 4. Manufactured LVL beams shall be Parallam PSL as manufactured by Georgia Pacific, Gang-Lam LVL by Louisiana Pacific or 2.OE Parallam PSL by Trus Joist MacMillan or equal having a flexural stress (Fb) of 2,900 psi min. Furnish beam hangers approved by LVL manufacturers for flush connections to wood and steel beams. 5. Supply all other miscellaneous rough hardware including bolts, hangars, ties and connectors as required and as specified below: a. Use post bases and post caps at all post and beam connections. b. Use joist hangers where indicated or required by bearing conditions. 6. Wrap plywood sheathing with Tyvek building paper, minimize joints, staple and tape. 7. Construct all rough carpentry work plumb, level and true with close-fitting joints, securely anchored, attached, and braced to adjoining members and surrounding construction, all in first-class workman-like manner. 1.09. FINISH CARPENTRY AND MILLWORK: 1. Scope of work includes the Following: a. New Hardi-Plank clapboard siding on addition and at patched areas on existing house required by new work. b. All exterior trim including fitting to existing work. c. Installation of doors, windows and hardware. d. Exterior decks and stairs. e. Deck and stair railing, balusters and posts as indicated on drawings. f. All interior wood trim, including fitting to existing work. g. Furnish, fabricate and install all custom millwork including shelving, benches, table tops, and other millwork shown on drawings and not part of stock cabinets. h. Miscellaneous hardware and fittings as required. i. Submit shop drawings of custom casework for review by owner and architect. 2. Lumber specifications shall be as follows: a. Exterior siding to be pre finished Hardi-Plank clapboard siding. a. Wood for exterior moldings, trim, fascias shall be wood composite material, Miratek or Boral or equal. b. Wood for interior trim shall be "D" Select Pine or Poplar. c. Casework scheduled to be painted to be fabricated from ¾” paint grade birch plywood with solid poplar edge banding as detailed. Casework scheduled to receive clear poly finish to be fabricated from ¾” paint maple, cherry or oak plywood with matching solid hardwood edge banding as detailed and confirmed in shop drawings e. Deck and railing materials to be as noted on drawings. 3. Millwork and lumber to have initial low moisture content. Material to be brought on site only after plaster has cured and premises are low in moisture. Material to be left on site for adequate period to acclimate to conditions prior to final installation. 4. Miscellaneous Materials shall be as follows: a. Furnish all miscellaneous hardware as required, including hinges on fabricated casework. Owner to select knobs and deliver to contractor for installation on all cabinet doors and drawers. 5.
