We need some more information: We need a copy of the ANR plan with the house drawn on it, showing setbacks. We need to be sure it meets setback now that the lot layout is recorded. Depending on where the house is located, it could be tight; the house is 43' wide, the setbacks are 15' per side (30'); 73' total. The lot is only about 76' wide in the north part; not much room for error. We'll want you to stretch a string between the pins and measure after the foundation is in, or get an as-built survey.. I attached a copy of the ANR if you need it. The front setback is 20' minimum (to the front of the garage) and the sides are 15' minimum. We need a preliminary HERS rating; the REScheck isn't enough to meet Mass stretch energy code. I can't find a drawing of how the garage attaches to the house. We also need information about fire separation between the house and the garage. The separation needs to extend to the garage roof or the whole inside of the garage needs to be sheetrocked. We'll look at the plans again next week, but that's all the big stuff.
