Thanks for speaking with me about this.
Please consider this email confirmation that Smith will waive the timeline provisions of our application so that we can get
the design and documentation underway and submit the required information on what is proposed.
I understand that both parcels ( within the HD and outside) will require site permitting, and that 19 Round Hill will require
parallel review with the Historic Commission.
I also understand that the Historic Commission can prevent the demolition entirely for 19 Round Hill, while the three
buildings on Henshaw are not subject to the one year demo delay.
I’ll speak with Peter Gagnon and provide a timeline as best I can.

This is not a one-year delay under the demolition review ordinance. The structures outside
the local historic district do not require demolition review as you noted, but plans for anything
to replace them may trigger planning board review. You will need to file a zoning permit
application with the building Department as we discussed.
The building within the local historic district will require a certificate of appropriateness, both
for demolition a d for any replacement structure or other development. Unless the demolition
is necessitated by the condition of the structure, the Commission will have questions about
upcoming plans for the site and may not allow demolition if these are not known. Additional
information about the local historic district is a available at https://northamptonma.gov/
1324/Historic-District
The design guidelines include sections about demolition and new construction.

Smith College has engaged me to permit the demolition of the four
Henshaw Buildings - 18 Henshaw.
All of these were built after 1945, but one of the building looks to be in
the Elm Street / Round Hill Drive Historic District.
Will the Historic Commission require a review?
The demolition is planned for next summer, so looking at the demolition
permit application- I won’t be able to get disconnect signatures until then.
How should I proceed?
