Detailed Project Information

Finding Description: There will only be one curb cut per single family home located with excellent
line of site. Shared driveways would require more trees be lost and create more pavement. Two parking
spaces per home, given that on-street parking is not safe on Burts Pit Road
Special Permit Description: The project will have fewer residents than the previous congregate living
and likely generate less traffic. The site is laid out to maximize tree protection along the road while also
maximizing solar access. The project will create the fossil-fuel free homes required by the affordable
housing site plan zoning requirements.
Onsite Traffic Description: These are very simple single family homes with no mixed use.
Offsite Traffic Description: The project does not have more units than allowed by right under zoning
for affordable housing, making it exempt from off site traffic mitigation. The former use, albeit a decade
ago, was a congregate living supportive housing with more residents and employees than the planned
use.
Site Plan Description: Plans attached. This is a minor intermediate site plan required only because the
project is creating affordable housing using the density bonus for affordable housing. Otherwise the
project would not require a site plan approval.
