APPENDIX A
SECTION 6. 13 - FLAG LOTS
1. The lots shown will be used for single family residences, every lot
will have in excess of the 80,000 square feet minimum, the access
strips will be a minimum of 40 foot frontage on a public way and
have a minimum width of 40 feet throughout and the proposed structures
will be no closer than the minimum setbacks listed in section 6.2.
2. The access common driveways and individual lot driveways do not have
a curve with a radius of less than 80 feet.
3. The proposed house locations are shown within a circle with a minimum
diameter equal to 1 1/2 times the minimum frontage requirement or
a circle with a diameter of 262.5 feet.
4. Proposed lots 1, 2 and 3 will be accessed by a common driveway. All
common driveways will be with a 50 foot wide right-of-way and
easement.
5. The common driveway shown will have a bituminus concrete surface,
with no grade in excess of 12%. A hammerhead turn-around is proposed
at the ends of each common driveway.
6. The lot layout plan has been prepared in accordance with the
subdivision control law.
7. All driveways will be raised with a crown and drainage swales are
proposed directing all storm water on site.

Appendix A
Section 14.0
Watershed Protection District
The Watershed Protection District boundary as shown on the drawing is
somewhat different than the maps in the Planning office. After meeting with the
Planning staff and a confirmation meeting with the Zoning enforcement officer, it was
agreed that we should show the zone line on the east side of the brook in accordance with
Section 3.6.5,"shall be interpreted as lying 100 feet horizontally from the normal high
water line of a stream, river or pond unless another dimension is otherwise apparent."
This change affects the size of lots#5 and #6. No houses are proposed to be in
the Watershed Protection zone although minor clearing and grading will be required. The
major impact in the zone will be the construction of the common driveway B, which is
subject to jurisdiction by the Conservation Commission. This entire project is above the
100-year flood plain.
The proposed roadway will include installing underground utilities and a large
culvert at the exact location of an existing crossing of a woods road that runs through the
property.

Section 6. 13 Water Supply Protection District
The proposed project is six building lots with single family houses on
the west side of Coles Meadow Road. Only two of the proposed houses
and portions of the driveways fall within the WSP overlay zone. The
property contains 20 acres of land, rolling hills and contains a small
brook (river) running north to south through the middle of the property.
Large areas of wetlands have been marked and their location approved
by the Conservation Commission.
The soil conditions as listed in the "Soil Survey of Hampshire County,
Massachusetts, Central Part," prepared by the Soil Conservation Service
are CrC -- Charlton-Rock outcrop--Hollis Complex, sloping and CrE--
Charlton-Rock outcrop--Hollis Complex, steep. Exposed bedrock, slope
and stones on the surface make the soils poorly suited to farming and
a challenge for residential development.
The applicant has chosen a very modest approach, selecting proposed
house sites with views, working around the wetlands and keeping perc
sites on the respective lots. Two common driveways are required to service
the lots. The driveways will be 15 foot wide bituminous, crowned to
drain storm water into drainage swales. The electric, telephone and
cable will be underground within the 50 foot wide common driveway
right-of-way.

SECTION 6.3.3 - LAND DONATIONS
The request under this Special Permit is to reduce the width of
the pole portions of the three flag lots from the required width of 50.00
feet to the proposed width of 40.00 feet with frontages of 41.37 feet.
The applicant proposes to donate to the City of Northampton a three
acre parcel adjoining land currently owned by the City (Conservation
Commission) that has parking and access on Marion Street. The parcel
to be conveyed already has trails through it. The EXISTING parcel has
