How does project comply with Special Permit criteria: The creation of a flag lot is listed in Section 6. 13 of the Zoning Ordinance as being permitted by the issuance of a Special Permit. The creation of the flag lots will provide for the flexible arrangement of lots within the entire sub-division, while reducing the amount of public roadway required to access the lots. The flag lot differs from a normal subdivision lot only by virtue of its reduced frontage. In this specific case the flag lot so created will still will have a minimum 50 foot frontage and an otherwise nominal 15 foot wide driveway, widening further at the pull off areas. Therefore, the creation of a flag lot will not create any undue traffic congestion or otherwise impair public pedestrian safety. Since the flag lot will be used as part of a single family residence and contains its own private septic system, its creation will not overload, endanger or additionally burden any public system or facility. The creation of flag lots as a small part of the larger well designed and planned residential subdivision will not otherwise impair the character of the zoning district; their creation is consistent with good land use development practices and is therefore in harmony with the general purpose and intent of the Zoning Ordinance. Lastly, the flag lots, as requested, meet all the additional requirements set forth in Section 6 . 13 (1) - (12) , to the extent yet applicable.
