Detailed Project Information
Finding Description: No traffic is being generated. The existing single driveway to an existing single
family home is the only traffic generator on the site.
Special Permit Description: The Special Permit will allow the addition of 12.595 acres to the Saw Mill
Hills Greenway-South, creating no traffic and no adverse impacts, but promoting open space, habitat
preservation, and the goals of Sustainable Northampton
Onsite Traffic Description: The only new on-site traffic will be a simple walking trail through
conservation land
Off site Traffic Description: No traffic is being generated.
Site Plan Description: Attached is a detailed survey. Otherwise, no work is being proposed so no site
plan has been prepare.

Date: January 14, 2022
At its January 13, 2022 meeting, the Conservation Commission reviewed the special permit
application for a reduction of dimensional or density requirements at 1397 Ryan Road for the
purposes of donation of land. The Conservation Commission voted unanimously to recommend
that the Planning Board issue the special permit.
Allowing the frontage reduction and corresponding donation of an access in conjunction with a
permanent land protection will be consistent with the City’s Open Space, Recreation and Multi-
Use Plan by expanding holdings of open space, creation of a needed trail connection, and will
contribute to the variety of publicly accessible land within Northampton.
