I am pleased to submit schematic design review documents on behalf of Denmark
Property Group of Northampton, MA. These documents articulate the schematic
design intentions for development of the “coach house” at Village Hill in
Northampton, MA. Denmark Property Group has engaged Juster Pope Frazier as
architects with the intent of renovating and restoring the coach house into a mixed
use building.
The building is currently planned to have a long term storage facility within the
basement level. The first floor is planned as an educational use for a local non
profit organization (negotiations are presently under way for this purpose). The top
floor is being renovated into two loft apartments.
You will notice that our submittal very closely matches the intentions and layout of
the master plan work for the coach house. It is the intent of Denmark Property
Group to break ground for this project in mid September 2017 after receiving all
necessary approvals and permits.
The project team has developed an initial opinion of preliminary construction costs
which meets the financial goals of the client. The team will be further developing
the building plans in preconstruction phase during the next month with a goal of
having an acceptable Guaranteed Maximum Price in hand by early September
2017. Assuming all approvals, it is assumed that renovation work will require
approximately eight months for completion.

SITE LIGHTING PHOTOMETRICS
Photometric calculations were performed on the parking lot lighting to ensure that
there was no “overspill” beyond the project property lines. These calculations
were done by Hampden Zimmerman. The calculations were done utilizing our
proposed site light fixture: Holophane Glaswerks FLAT LED, Prague on fifteen
foot poles. This is a typical site lighting fixture throughout Village Hill. Cut sheet of
the fixture is included within.
SITE LANDSCAPING
Landscaping is fairly minimal within the lot, in keeping with what has always been
there. We are proposing that the existing 32” Maple be removed. This tree is
severely compromised. In it’s place we are proposing 5 4” Caliper Japanese Red
Maples along the North and East elevations meeting the requirements for
replacement of existing trees of significant caliper. Once the new parking area is
constructed, with related retaining wall, the original planting scheme on the south
property line will be restored.
SITE LAYOUT AND BUILDING DESIGN
As noted in our introductory letter, the site layout conforms quite closely with the
approved Village Hill Master Plan documents. The basic building form of the
Coach House is left fully intact We have enlarged the dormer windows a bit since
these are the only vertical surface providing daylight into the attic lofts. We have
also shown additional skylights on the roof plane to further supplement daylight
within the loft.

Description
Hydrologic soil groups are based on estimates of runoff potential. Soils are
assigned to one of four groups according to the rate of water infiltration when the
soils are not protected by vegetation, are thoroughly wet, and receive
precipitation from long-duration storms.
The soils in the United States are assigned to four groups (A, B, C, and D) and
three dual classes (A/D, B/D, and C/D). The groups are defined as follows:
Group A. Soils having a high infiltration rate (low runoff potential) when
thoroughly wet. These consist mainly of deep, well drained to excessively
drained sands or gravelly sands. These soils have a high rate of water
transmission.
Group B. Soils having a moderate infiltration rate when thoroughly wet. These
consist chiefly of moderately deep or deep, moderately well drained or well
drained soils that have moderately fine texture to moderately coarse texture.
These soils have a moderate rate of water transmission.
Group C. Soils having a slow infiltration rate when thoroughly wet. These consist
chiefly of soils having a layer that impedes the downward movement of water or
soils of moderately fine texture or fine texture. These soils have a slow rate of
water transmission.
Group D. Soils having a very slow infiltration rate (high runoff potential) when
thoroughly wet. These consist chiefly of clays that have a high shrink-swell
potential, soils that have a high water table, soils that have a claypan or clay
layer at or near the surface, and soils that are shallow over nearly impervious
material. These soils have a very slow rate of water transmission.
If a soil is assigned to a dual hydrologic group (A/D, B/D, or C/D), the first letter is
for drained areas and the second is for undrained areas. Only the soils that in
their natural condition are in group D are assigned to dual classes.

are not checked against probable maximum precipitation (PMP) estimates and may be higher than currently valid PMP values.
