as more particularly described in a Deed from Jedoron Realty INC. of Farmington,CT
to the City of Northampton by deed dated January-1£..2007
and recorded with the Hampshire County Registry of Deeds at Document# () O CJ c I t I o ,
Book '16 o 9 Page 3 lo the relevant portion of which is hereto annexed as Exhibit
A, and as of January 12, 2007 at I~ 4 5 P.M, I certify that good, clear, and
marketable title stands in the name of the grantee, The City of Northampton, free and clear
of all material defects and encumbrances of record except the following:
1. A Mortgage from Jedoron Realty Inc. to the City of Northampton which
Mortgage is dated and acknowledged on July 17, 2006 and recorded in the
Hampshire County Registry of Deeds on July 19, 2006 at Book 8800, Page
243, see attached Exhibit B. This mortgage is released thru the doctrine of
merger.
I certify and I agree to indemnify you and your successors in interest in the deed opined
hereto, to the full extent allowed by law for any loss attributable to a breach of my duty to
exercise reasonable care and skill in the examination of the title and the giving of this
opinion.
This certificate is limited to the extent of Chapter 531 of the Acts of 1979.

Massachusetts, unless notice thereof is recorded in accordance with the requirements of
11 U.S.C.A. Sec. 44(g), and Mass. G.L. Ch. 36, Sec. 24A, nor as to the correctness of

recorded in the Registry of Deeds, such as Tax Liens, Leases for not over seven years,
