of the City of Northampton.

APPLICABLE ZONING APPROVAL CRITERIA /BOARD FINDINGS
350 12.3 D(6) The Planning Board approved a waiver for replacement of 8 trees over 20” DBH for a total
of 108” worth of replacement inches. The Board approved the Special Permit after weighing
the community benefits of the project as follows:
[1] Trees are removed in order to create net zero energy buildings (for electric and thermal
use) for the single family home and
[b} This project is one that results in permanently protected open space of over 100 acres of
former golf course.
The applicant will be removing 11 trees for a total of 281” for which they will make a
payment in lieu of planting for the 141” owed. These are being removed outside of the area
necessary to ensure Net Zero energy construction.
CONDITIONS
Prior to Issuance of a Building Permit For Lot 1 or Flag Lot General Conditions
1. The applicant show that cross easements for the driveway
crossing lot lines has been recorded.
ALL OTHER CONDITIONS OF THE ORIGINAL
PERMIT STAND
Prior to Issuance of a Certificate of Occupancy
2. The applicant must show that the homes on the Flag Lots
and Lots 3 & 4 are was built with Net Zero energy results.
3. The applicant must show that the trees removed were
necessary to solar access in order to achieve Net Zero.
4. The applicant must pay into the fund for the other 141”
of trees removed that are not subject to this waiver.
