He is an accomplished environmental scientist with over ten years of professional ecological and conservation experience. He currently works for the City of Northampton Planning Department as a Land and Projects Assistant where he manages the city’s simple fee and conservation restriction properties. In addition, he maintains an independent environmental consultancy focusing on a wide variety of projects ranging from stream restoration to environmental compliance monitoring. Purpose The purpose of this report is to document the condition of the property at the time of the execution of the Conservation Restriction, including all existing human-made structures or objects, boundaries, and specific conservation values of the property. This report shall consist of documentation that the Grantor(s) and the Grantee(s) collectively agree provides an accurate representation, in accordance with ordinary standards and practices for similar surveys, of the condition and the conservation values of the property at the time the Conservation Restriction is recorded. This report is intended to serve as an objective information baseline for monitoring compliance with the terms of the Conservation Restriction. At the time this report was prepared, the Property was under contract by the City of Northampton. I visited the Property on 27 April 2017 with Chris Volonte (Kestrel Land Trust) and again on 02 May 2017 independently and took 82 documentary photographs at key sites. I prepared a description of conditions, a log of waypoints, photo locations, and tracks, and a series of maps and aerial images to represent the Property’s location and characteristics. I undertook these activities to document the Property's current condition in relation to the conservation purposes for which the Property is to be conserved. See Locus Map – (Accessed via Google Maps) BASELINE DOCUMENTATION REPORT BASELINE CONDITIONS KORZA PROPERTY, NORTHAMPTON, MA 8 BASELINE CONDITIONS Site visit date(s): The site was visited by Joe Rogers (City of Northampton) and Chris Volonte (Kestrel Land Trust) on 27 April 2017 and again on 02 May 2017 by Joe Rogers. SITE DESCRIPTION Acreage: 54.24 ± Landscape Context: The property is large interior parcel that is much longer in its north/south axis than east/west. It is currently landlocked. However, a small (0.59 ± acres) associated parcel across the Hatfield town line with frontage on Linseed Road will provide access potential. The parcel in Hatfield was acquired during the same purchase and sale agreement. This parcel will be owned by Kestrel Land Trust and will include an easement to the City of Northampton that will allow for the potential creation of trail head parking area and for public access across the Hatfield property onto the Korza parcel. Kestrel has indicated that ownership of this parcel may eventually be transferred to the Town of Hatfield. Roads near the property include: Coles Meadow Road to the west, North King Street to the east, and Linseed Road to the north. The property will be added to the over 800 acres of city owned conservation land known as Broad Brook. This area is immediately to the west across Coles Meadow Road, however there are as of now no direct connections due to private properties. Also nearby to the southeast is Northampton’s Connecticut River Greenway (see Protected & Recreational Open Space map). PAST LAND USES Approximately 9 acres of the property were used for haying or other agricultural purposes based on current usage and aerial photo assessment. The presence of stone walls and some remnant barbed wire fence indicate that the remainder of the property may have been used for pasturing animals. CURRENT LAND USES Approximately 5.5 acres of this property are still being hayed regularly and this area may continue to be managed for agricultural use at the discretion of the City of Northampton. There are two recent logging permits on file for the property. First occurring in 2000, when 35 acres were logged and 43 MBF of mostly oaks were harvested. The property was logged again in 2014 along with an adjacent property when 70 MBF and 75 cords were harvested over 30 acres on the two properties combined, again targeting mostly oaks. There is also evidence of an earlier harvest (1930’s?) based on heavily weathered cut stumps on the property. In addition to the more recent logging slash roads, there is an old woods road on the property. The trail is in good condition and appears to see some periodic use. It starts at the south west end of the hayed field and heads south through the middle half of the property and connects to three trails that continue BASELINE DOCUMENTATION REPORT BASELINE CONDITIONS KORZA PROPERTY, NORTHAMPTON, MA 9 off property. ECOLOGICAL & HABITAT RESOURCES The property contains a variety of habitat types including: agricultural fields, early successional scrub, forest, swamp, and an intermittent stream. Near the south of the property is a large swampy area made up of red maple (Acer rubrum) and skunk cabbage (Symplocarpus foetidus). Elsewhere, the remaining unlogged forest is a mix of mix of red oak (Quercus rubra), hemlock (Tsuga canadensis), white pine (Pinus strobus), American beech (Fagus grandifolia), and white ash (Fraxinus americana). No areas on the property show up on any of the BioMap 2 data layers or NHESP layers. A review of the CAPS (Conservation Assessment Priority System) IEI (Index of Ecological Integrity) map for the City of Nortampton shows that a portion of the property’s core scores in the 50 – 60% IEI category for Forests (See Maps and Surveys Section). The approximately 5.5 acre swamp feeds a small intermittent stream on the property that runs briefly off property before entering the agricultural field drainage ditch and eventually terminating in the Running Gutter Brook. Wildlife (and their calls) observed during the site visit included, porcupine, garter snake, Red- tailed Hawk, Black-and-white Warbler, Red-winged Blackbird, Blue Jay, American Goldfinch, Pine Warbler, Downy Woodpecker, Eastern Phoebe, Chipping Sparrow, Black-capped Chickadee, and Pileated Woodpecker. Noted plant species included Trout Lily, Trillium, Bloodroot, Toothwort, Marsh marigold, Wood anemone, and Round-lobed hepatica. HYDROLOGIC RESOURCES The property is close to Broad Brook to the northwest, Running Gutter Brook to the north, and the Connecticut River to the east. There are no major streams on the property. As mentioned above, there is a large shallow swamp and an intermittent stream on the property along with some agricultural drainage ditches. AGRICULTURAL RESOURCES As mentioned above, a portion of the property has been actively used as a hay field for a number of years. It is our hope to continue to allow this portion of the property to be used for agricultural purposes at no cost in exchange for the maintenance of field edges and invasive species control. TIMBER RESOURCES The property has been heavily harvested twice in the past 20 years and it is unlikely that any additional timber will be harvested. The stand will most likely be allowed to regenerate and in the future a forest management can be developed if applicable. GEOLOGY, SOILS, AND TOPOGRAPHY BASELINE DOCUMENTATION REPORT BASELINE CONDITIONS KORZA PROPERTY, NORTHAMPTON, MA 10 The north end of the property is flat where the historic agricultural use exists. The remainder of the property is gently sloped, increasing in elevation to the south. The steepest area is on the western margin adjacent to the agricultural field. The soils consist of Amostown fine sandy loam (considered prime farmland soil) in the agricultural area of the property, Charlton fine sandy loam in the north central portion of the property, Charlton-Rock outcrop-Hollis complex in the central and south areas, and Swansea muck in the red maple swamp area. The MassGIS Prime Forest Land layer indicates about one third of the property is mapped as “Prime 1” while nearly two thirds is mapped as “Prime 3”. CULTURAL / HISTORIC FEATURES None noted, other than some boundary stone walls and remnant barbed wire. STRUCTURES / IMPROVEMENTS None noted. DISTURBED AREAS / WASTE SITES There is a small pile of metal, possibly related to agricultural equipment, located at Waypoint 65 (Photo 80). PROPERTY BOUNDARIES The property boundary is marked with pins, rods, pipes, and stone monuments as well as flagging from the recent survey. These markers are documented with photos and waypoints in this report, and marked on the survey titled ‘Korza-Linseed Rd SURVEY 5-11-2017 Final Sheet 1 & 2’. Additionally, flagging tape was hung along portions of the property line between boundary markers. AREAS OF SPECIAL CONSIDERATION Invasive exotic plants are abundant along the agricultural field margin. Invasives are particularly abundant at the areas of agricultural abandonment on the southwest end of the field.
