Dear Craig,
We would like to engage you and Murphys Realtors for a period of up to one year from the date of this
letter to market and sell the above referenced lot. As a City agency, public land disposition rules must be
followed.
The broker fee shall be 6% of the selling price of the lot, to be paid at closing out of the proceeds of the
sale, with 2.5% due to the buyer agency (which may or may not be The Murphys Realtors) and 3.5% to
the Murphys Realtors. The Murphys Relators will then donate 75% of its 3.5% share less $75 to the City.
The Murphys Realtors shall have exclusive right to sell the property, as our agents, and shall earn their
fee if the property is sold during the listing period mentioned above, or after this period if the purchase
and sale agreement is signed during this period, to a buyer procured by The Murphys Realtors, any other
party, or the City, subject to the above fee sharing agreement.
If any deposit is permanently retained by the City for liquidated damages for a prospective buyer that
fails to purchase the property, The Murphys Realtors shall be entitled to half of this amount up to the
amount of the above brokerage fee, after the prospective buyer releases their claims or their period to
claim such funds has expired.

We acknowledge the receipt of the Licensee-Consumer Relationship Disclosure form and that The
Murphys Relators may act as a dual agent on behalf of the City and buyer.
