1.THIS PLAN IS A PARTIAL GRADING PLAN FOR THE PROPOSED DEVELOPMENT.
THIS PARTIAL PLAN REPRESENTS THE MINIMUM GRADING REQUIRED TO
DEVELOP THE PROPOSED STORMWATER MANAGEMENT SYSTEM. IT MAY BE
NECESSARY FOR THE DEVELOPER TO PROVIDE SUPPLEMENTAL GRADING IN
ORDER TO CREATE A BUILDABLE LOT.
2.THE PROPOSED SHALLOW DETENTION AREAS HAVE BEEN GRADED TO
PROVIDE STORAGE VOLUMES THAT PROVIDE SUFFICIENT ATTENUATION TO
REDUCE PEAK RUNOFF RATES VERSUS THE EXISTING CONDITION.
3.THE DRY WELLS ARE SHOWN SCHEMATICALLY. DRY WELLS SHALL BE
PROVIDED FOR ROOF TOP RUNOFF FOR HOMES ON LOTS 3 THROUGH 10. DRY
WELLS SHALL PROVIDE 12 CUBIC FEET OF STORAGE FOR EACH 100 SQUARE
FEET OF CONTRIBUTING ROOF AREA. DRY WELLS SHALL BE SHALLOW
CONSTRUCTION, CONSTRUCTED NO MORE THAN 6" INTO EXISTING GRADE.
SEE DRY WELL DETAILS 10, 11 AND 12, SHEET C-6.
4.THE FINAL SITE SHALL PROVIDE FOR DRIVEWAY OR ROOF RUNOFF TO BE
DIRECTED TO PROPOSED DETENTION FACILITIES AS SHOWN ON PLANS.
PHASING NOTES
1.STORMWATER MANAGEMENT SHALLOW DETENTION AREAS SHALL BE CONSTRUCTED
