APPROVAL CRITERIA /BOARD FINDINGS
The Planning Board granted the Site Plan for the shared upon determining that the requirements in
11.6 and 8.8 had been met.
(1) The requested use protects adjoining premises against seriously detrimental uses. The single family
homes (1 existing plus 2 additional) are allowed and is consistent with those in the neighborhood.

(2) The requested use will promote the convenience and safety of vehicular and pedestrian movement
within the site and on adjacent streets, minimize traffic impacts on the streets and roads in the area.
The applicant will be modifying the existing driveway with turnouts to comply with the standards in
the zoning. The applicant will make a one-time payment in lieu of traffic mitigation to address the one
home on lot four that has no other access but for the shared driveway.
(3) The requested use will promote a harmonious relationship of structures and open spaces to the
natural landscape, existing buildings and other community assets in the area; and
(4) The requested use will not overload, and will mitigate adverse impacts on, the City's resources
including the effect on the City's water supply and distribution system, sanitary and storm sewage
collection and treatment systems, fire protection, streets and schools; The site is served by private
water and sewer and stormwater infiltrator will mitigate runoff.
(5) The requested use meets any special regulations set forth in this chapter; Section 8.8 for shared
driveways. The applicant will protect existing trees on site as noted on the plans.
(6) The requested use bears a positive relationship to the public convenience or welfare. The driveway
use will consolidate access onto Warner Street improving safety;
(7) If applicable, the requested use will promote City planning objectives to the extent possible and will
not adversely affect those objectives, as defined in City master or study plans adopted under MGL c.
41, § 81C and 81D. The City encourages shared driveways to promote safety for all users of the street
network.
CONDITIONS
Prior to Site Work
1. At least 15 days prior to the issuance of any City
building or construction permit a revised final
construction site plans shall be submitted to the Office
of Planning and Sustainability and DPW for review and
shall include conditions here in including location, type
and size for all existing and proposed utilities.
2. The applicant shall submit to Office of Planning and
Sustainability a statement by the arborist indicating that
tree protection has been installed.

b. Final approved language for driveway easements
and stormwater maintenance shall be recorded at
the Registry of deeds.
c. Plant trees as shown on the plans in compliance
with the zero lot line requirements including 2
trees along the Federal Street side of the properties

and selected from the City’s street tree list.
d. The applicant shall mitigate all incremental
impacts of traffic by making a one-time payment
in lieu of traffic of $1,000 to the City of
Northampton.
e. The applicant must provide proof of inspection
and evaluation by a certified professional of the
trench drain and infiltration system to Office of
Planning and Sustainability to confirm that it is in
good working order and functions as designed.
Prior to issuance of a Certificate of Occupancy Lots 2, 3, 4
