RE: Old/South Street/Clark Ave Rezoning and related Roundhouse Parking Lot Expansion
Dear Elizabeth, Richard, Gary, and Eric,
In the past you have all expressed an interest in selling or donating a small sliver on the northerly end of
your property. These very small slivers will allow us to reconfigure the Roundhouse Parking Lot to
provide a modest increase in public parking spaces. Because of the geometry, we can provide more
spaces than you could if you retained these slivers.
This transaction is needed to provide traffic mitigation to allow us to expand the Central Business
District (CBD) to a point just north of the residential structures on your properties. Rezoning your
properties to CBD will eliminate parking requirements for new residential and most new commercial
uses in that area, creating new demand for public parking.
Attached is the survey that shows permanent land that we need:
1. 3‐5 Clark Avenue: 105 square feet of land
2. Biapita, LLC: 891 square feet of land
3. Elizabeth Hynes: 430 Square feet of land
4. All three parcels: We will also need a slope easement to allow us to bring in fill and grade it up to
the new property boundary.
It is our hope to rezone the property this fall and build the expanded parking lot next spring, so it is
critical that we move quickly. Please let me know if you are ready to proceed.
Sincerely,
Wayne Feiden, FAICP
