Estimated costs for site work shown on the enclosed plans are as follows:
Landscaping – plantings, fine grade and seed $14,000
Sitework – curbing, paving and concrete removal and disposal, new curbing, patch paving, concrete sidewalks, 6” loam, bike racks $21,000
Lighting – $60,000 This is an allowance based on historical costs for exterior lighting at new dealerships. This amount would also be enough to replace existing wall packs and
flood lights with zoning compliant fixtures. We have not provided an existing or proposed photometric plan at this time for various reasons. The power has not been fully
restored at 48 Damon Road since the facility was damaged which prevented us from measuring the light and preparing a corresponding photometric plan. In addition, Volvo is
requiring that the applicant provide a facility that is compliant with Volvo’s current image standards in the near future. Whether that is accomplished through renovation of one
of the existing buildings or by demolishing the existing buildings and constructing a new facility is still under negotiation. In either case, it will require that all the existing lighting
be upgraded to comply with Volvo and City requirements. We are also uncertain of the outcome of the flood lights affixed to existing utility poles in the right of way that are
proposed to be relocated with the MADOT road work. Given all these moving pieces, it isn’t feasible to prepare a photometric plan with any accuracy at this time. The
applicant will prepare a photometric plan and provide fixture cut sheets for review prior to performing any work related to site lighting.
Total Estimated Cost of Site Improvements $95,000
