1. Design Intent
• This project consists of a new branch bank building and retail building. This
project will include the installation of new gas fired furnaces and air
conditioning for both buildings.
• The Project is located at 8 Main Street. The Building Use Group for the Bank
Building is Business B with construction type 3B unprotected. The retail
building is mercantile construction 3B as defined by the Massachusetts State
Building Code.
• The building consists of approximately 2,400 square feet of floor space on one
level for the Bank, and 2,600 square feet of floor space for the Retail
Building.
• Both buildings are new construction with exposed standing seam metal roof
and exposures on north, south, east and west elevations. The operating
schedule is 12 hours/day six days per week...

• Heating will be supplied from two gas-fired high efficiency furnaces per
building, each sized and controlled to achieve operating flexibility and
efficient operation.
• Lighting and power systems have been designed to provide proper ambient
light, accent lighting as well as operating flexibility and efficient operation.
• The designer of record will verify that the systems have been installed in
substantial accordance with the approved construction documents, in
conformance with 780 CMR 1301.8.4.4.
2. Basis of Design
• The following are the assumptions used to calculate the capacities and
parameters for the building components.
HVAC
Interior temperature set points:
• 70 deg. F. heating when occupied; 55 deg. F. heating when unoccupied.
• 74 deg. F. cooling when occupied; 90 deg. F. cooling when unoccupied.
Outdoor ambient design temperatures:
• 0 deg. F. winter
• 87 deg. F. db, 73 deg. F. wb summer
Occupancy
• 24 - Bank
• 45 - Retail
Envelope
• 3035 sf gross wall area - Bank
• 381 sf gross glass area - Bank
• 3081 sf gross wall area - Retail
• 372 sf gross glass area - Retail
• 14'-0"envelop wall height
• All walls are masonry with furred-out metal studs.
• Glass is double-glazed, low-E, insulating glass.
• Glass and walls have a north, south, east, and west exposure.

• Mechanical outside ventilation air is provided at 15 cfm/occupant.
Lighting
• 50 foot candles ambient lighting provided offices—Bank.
• 5 foot candles general lighting for Retail Building—(temporary).
• 1.2 watts per gross square foot for ambien�lighting.
• 30 foot candles general lighting for all corridor, storage areas.
3. Sequence of Operations and Interactions
HVAC
• Heating will be provided by two gas-fired furnaces (per building). Each unit
will be controlled buy local programmable thermostat allowing for variable
space set points and occupancy schedules.
• Fresh air motorized dampers will be open during all occupied periods
providing code-compliant ventilations. Fresh air damper will be closed during
off-hour unoccupied periods.
Lighting
• Emergency lighting and exit sign lighting will be fed from self contained
battery packs.
• All lighting will be controlled by local switches.
4. Systems and Equipment Capacities
HVAC
• The new furnaces and cooling coils will be a �onstant volume air system. The
furnaces are hi efficiency 92% conder . style. Each unit is rated for

93,000 Btuh heating, 48,000 Btuh cooling, and will provide 400 cfm of
outside ventilation air.
Lighting
• The ambient lighting system will be accomplished with a combination of
direct and indirect fluorescent fixtures. The lighting controls will be located
locally and operated with ease.

5. Testing
• The following tests and inspections shall be performed by the General
Contractor with the Owner and the Owners representative present. The test
and inspections must comply with the criteria stated for the work to be
accepted.
HVAC
• Inspect new furnaces, coils and fans for any physical damage. There shall be
no dents or distortion of the metal.
• Inspect new furnaces, coils and fans for any unusual noise or vibration. There
shall be no unusual noise or vibration when the unit is operating.
• Inspect new piping and equipment for leaks.
• The HVAC system shall be tested to verify that the final TAB report is
correct. Readings within 10% of those listed on the final TAB report shall be
considered acceptable. If the readings are not acceptable, then all systems in
the space must be balanced and a new final TAB report prepared. After the
new final TAB report is issued, all HVAC systems in that space will be tested
to verify that the new final report is correct.
• Verify that the HVAC system is functioning correctly. The control valves
shall operate when the space sensor calls for heat and the air conditioner must
function when the space sensor calls for cooling. The outside air damper shall
open when the temperature control system is in the occupied mode and shall
remain closed when the temperature control system is in the unoccupied
mode.
Lighting
• Demonstrate that the time clocks controlling the lighting system automatically
turn the lights off and on at the prescribed times.
• Inspect that all lamps in all the fixtures are functioning.
6. Operation Manuals and Maintenance Manuals
When the buildings are completed and ready for occupancy, the General Contractor
shall provide the following items before the review and final testing will begin.

• Two complete sets of operating manuals.
• Two complete sets of maintenance manuals. The manuals shall cover all new
HVAC equipment.
Electrical
• Two complete sets of operating manuals. The manuals shall cover occupancy
sensors,time clock controls, and light fixtures
7. Record Drawings and Control Documents
When the both buildings are complete and ready for occupancy, the General
Contractor shall provide the following items before the review and final testing will
begin.
• As-Built Drawings for the HVAC, electrical, and lighting systems.
• Copy of the final test, adjust and balance (TAB)report.

and inspections must comply with the criteria stated for the work to be
accepted.
HVAC
• Inspect new furnaces, coils and fans for any physical damage. There shall be
no dents or distortion of the metal.
• Inspect new furnaces, coils and fans for any unusual noise or vibration. There
shall be no unusual noise or vibration when the unit is operating.
• Inspect new piping and equipment for leaks.
• The HVAC system shall be tested to verify that the final TAB report is
correct. Readings within 10%of those listed on the final TAB report shall be
considered acceptable. If the readings are not acceptable, then all systems in
the space must be balanced and a new final TAB report prepared. After the
new final TAB report is issued, all HVAC systems in that space will be tested
to verify that the new final report is correct.
• Verify that the HVAC system is functioning correctly. The control valves
shall operate when the space sensor calls for heat and the air conditioner must
function when the space sensor calls for cooling. The outside air damper shall
open when the temperature control system is in the occupied mode and shall
remain closed when the temperature control system is in the unoccupied
mode.
Lighting
• Demonstrate that the time clocks controlling the lighting system automatically
turn the lights off and on at the prescribed times.
• Inspect that all lamps in all the fixtures are functioning.
6. Operation Manuals and Maintenance Manuals
When the buildings are completed and ready for occupancy, the General Contractor
shall provide the following items before the review and final testing will begin.

• Two complete sets of operating manuals.
• Two complete sets of maintenance manuals. The manuals shall cover all new
HVAC equipment.
Electrical
• Two complete sets of operating manuals. The manuals shall cover occupancy
sensors,time clock controls, and light fixtures.
7. Record Drawings and Control Documents
When the both buildings are complete and ready for occupancy, the General
Contractor shall provide the following items before the review and final testing will
begin.
• As-Built Drawings for the HVAC, electrical, and lighting systems.
• Copy of the final test, adjust and balance (TAB)report.
