I hereby certify that I have examined the title in the Hampshire District Registry of Deeds
with respect to a 119.591 acre parcel of land shown on a plan of land dated March 18, 1985, and
recorded in Plan Book 132, Page 45, and described in a deed from Audubon Partners, LLP, to
Garson R. Fields (a/k/a Garson R. Fields, Jr.) dated November 5, 2015, and recorded in Book
12124, Page 182, and I hereby certify that I find the title to the aforesaid parcel to be good and
clear of record and marketable in the name of Garson R. Fields (a/k/a Garson R. Fields, Jr.),
subject to the following encumbrances, caveats and exceptions:
1.Subject to a G.L. c. 61 Forest Land Tax Lien to the City of Northampton date September
6, 1994, and recorded in Book 4551, Page 36.
2.Subject to and together with terms of a common driveway Easement Agreement dated
May 15, 2009, and recorded in Book 9826, Page 206. The driveway easement is shown
on a plan of land dated April 6, 2009, and recorded in Plan Book 220, Page 100.
3.Subject to a pending divorce action in Hampshire Probate Court (HS17D0426DR).
Together with a 20 foot wide right of way over the old Marble Road to Chesterfield Road
described in a deed dated February 10, 1965, and recorded in Book 1456, Page 534,
