I certiff that I have examined the record title to the above referenced Premises, shown as
Parcel 3C-1 on a plan of land recorded in the Hampshire County Registry of Deeds at Plan Book
183, Page 163, which is more particularly described in the deed of Joan C. Sarafin to the City of
Northampton, dated Apil?7,2012, and recorded in the Hampshire County Registry of Deeds in
Book 10885, Page 240. I hereby certify that as of this date, the City of Northampton possesses
good and clear record and marketable title to the Premises subject to the following encumbrances
and exception:
1. Subject to the provisions of a Project Agreement dated January 12,2012 and recorded in
said Registry of Deeds in Book 10812, Page 167.
2. Subject to the City of Northampton's right to grant a conservation restriction on the
property, as reserved in deed dated April27,2012, and recorded in said Registry of Deeds
in Book 10885, Page240.
3. Subject to a utility easement to American Telephone and Telegraph Company of
Massachusetts, dated July 13, 1928 andrecorded in said Registry in Book 847,Page 521.
4. Excepting the land conveyed to James E. Meehan and Kurt A. Meehan by deed dated
February 3,1999, and recorded in said Registry of Deeds in Book 5607, Page 320. The
excluded portion is shown as Parcel A on a plan of land recorded in said Registry of
Deeds in Plan Book l$4,Page 207.
