Products (e.g. rigid foam, flashing, building tape) to be acquired through Dow – HFH Gifts in Kind partnership when possible. Attic (R60): cellulose in floor bays above finished living spaces with Propa or solid draft stops as necessary, attic hatch to have R-60 rigid foam, weatherstripping and blocking to stop loss of cellulose. Note: cellulose in attic will extend above framing – attic not suitable for storage.Exterior Walls: dense pack cellulose inside 5 ½” walls (R20) plus2” rigid foam (R10) on exterior of sheathingBasement walls: R10 XPS for unfinished space, R20 XPS for finished space.Electrical and plumbing openings between floors to be sealed with firestop.Other: rigid foam board in window and door headers where possible. MechanicalsHeat and hot water sources and systemswill be appropriate to the design of the house with the goal to minimize energy and long term maintenance and repair costs. Air conditioning via mini splits may be provided when mini splits are used for heating. Electrical Service: 200 Amp, with service panel and circuit breakers acquired through Schneider Electric - HFH Gifts in Kind partnership. All bulbs to be LEDs or compact fluorescent. Minimum of one overhead light fixture in each room, plus one fixture over kitchen sink and one over bathroom vanities.All entrances to have exterior-rated fixture w/interior switch. One motion detector flood at main entrance. No bedroom closet lights.Air flow: Constant duty rated exhaust fan (100 CFM minimum capacity) programmed to run at constant vent rate (~ 35 cfm but tbd based on house testing), vented to exterior. (Generally installed in 2nd floor bath.) Kitchen range hood to be vented outdoors. (If range is not installed on exterior wall, 6” soffited exhaust ducts to be installed.)Water: include town meter, drains to be town sewer (where possible), both tied in at foundation. Supply piping to be PEX or copper. Drain, waste and vent to be ABS. Fixturesand AppliancesAll light fixtures to have sockets for LED or compact fluorescent bulbs.All ceiling fan fixtures to be Energy Star rated.Kitchen: drop-in single or double bowl stainless sink with basket strainer and water sense rated faucet.Full Bath: 24” to 30” vanity with basicone piece top and water sense rated faucet (flow rate <= 2.0 gpm); high-efficiency toilet (< 1.28 gallons per flush); 60” fiberglass tub/shower surround with low-flow showerhead.Half Bath: 24” vanity with basic one piece top and water sense rated faucet (flow rate <= 2.0 gpm); high-efficiency toilet (< 1.28 gallons per flush)Laundry: washer and dryer hook-ups in location shown on plan.A floor drain and drain pan shall be considered for all clothes washers and hot water heaters with greater than 6 gallons of storage capacity.Exterior: at least one frost-free faucet w/interior shutoff.Basic refrigeratorand gas or electric range provided by Habitat from Whirlpool Giftin Kind catalog subject to Whirlpool’s continuing participation in the Habitat Gift in Kind (GIK) program. Basic exterior vented range hood provided by Habitat or the cost of the range hood provided to the homeowner towards the purchase of a range hood/microwave combination. Clothes washer, dryer, dishwasher, garbage disposal and microwave are owner options at owner’s expense. All appliances to be Energy Star compliant where possible.Walls and CeilingsWalls covered with Ultralight sheetrock or equivalent: 5/8” on top floor ceilings, ½” elsewhere (bathrooms to have mildew-resistant panels). Basement stairwell finished to bottom of basement stairs or per plans. Interior ceilings to have one coat primer and one or two coats latex ceiling paint. Interior walls to have one coat primer and two coats low-VOC eggshell finish. Kitchen Cabinets and CountertopsUse simple durable kitchen cabinets. Typically this means all plywood sides, backs and drawers with solid wood face frames.Kitchen countertops and backsplashes will be plastic laminate.Total width of base cabinets to be no more than 150 inches, the total width of wall cabinets to be no more than 216 inches and the total square feet of countertops, including sink, to be no more than 33 square feet without a special exception.Homeowner may have a choice of cabinet and countertop style and finish within specified budget.Interior Doors, Closets Shelves and TrimHollow-core six-panel composite doors w/split jambs and colonial casing, Yale (or similar gift in kind provider) door hardware.Door and window trim to be 2 ½” paint-grade colonial casing. Windows to have drywall or paint-grade wood returns. Sills, if used, to be fabricated from finger-jointed pine. Baseboards to be 3 ½” colonial finger-jointed pine.Interior doors and trim to have one coat factory prime and one coat low-VOC semi-gloss finish.Closets to have 1x12 primed finger-jointed pine shelves finished with one coat low-VOC semi-gloss finish and wooden clothes bars mounted on wooden cleats or metal shelf supports. Linen closets to have four shelves mounted on wooden cleats.Communications Cable TV jacks in living room and all bedrooms. One telephone jack in living room.Stairs and Flooring FinishesMain staircase to feature triple 2x10 stringers, yellow pine treads with nosing and finished with clear polyurethane, painted risers and skirts. Basement stairs if existing to be unfinished with 2x10 pine treads and closed risers, unskirted.Ceramic tile or equivalent flooring in kitchen, bath and laundry spaces, also in entryways within 36” of exterior doors. 3/8” laminate flooring in bedrooms, hallways, living and dining rooms.
