I didn't notice it before, but there's a platform for an outdoor shower on the back of the garage. It increases the nonconformity of the existing garage; it wouldn't be allowed as a raised deck without a special permit from the ZBA. It could be a patio or wood-on-grade by right. See notes on attached plans. FYI: the open space is right at the minimum allowed (40% open space). No more walkways, planters, etc. The only other thing I see is insulation details. The specifications say closed cell spray foam, but not how thick. Can you get somebody to mark up the R values on a building section? Also, mark up basement wall finishes (unless I missed it). I will issue the permit if you want it right away. I'm going to want one of the design people to look at the steel connections before we do the rough/framing inspection unless you think it's going to be really obvious. Also, The foundation details are a little over the top; it would be good to mark the ones that are relevant so we aren't confused when we look at the rebar.
