General project specifications for converting screen porch to four season room-
Project to include de olishing the existing screen porch down to existing foundation.
Build new structure o) existing foundation and on added pier to create a 10'x17' room.
Overhanging floor area to be enclosed to grade level with pressure treated panels.
Ceiling to be vaulted finished with 1x6 clear fir boards (to be clear coated).

16"deep x 84'wide closet, divided as shown, included with adjustable shelves. 42"w x 84"h side
sliding panel door constructed using 1x6 CVG fir to match ceiling.
General building materials specifications-
Floor- 2x6 PT syp and �x8 KD framing (as per plan) with 3/" T+G Advantec subfloor and %" ULCX
underlayment, r�ady for " Marmoleum" sheet flooring.
Walls- 2x6 KD framin , 16" oc with %" 5 ply CDX plywood sheathing.
Roof- Engineered scissor trusses 24 oc with 5/8 CDX plywood. Asphalt shingles to match
existing shingles.
South wall floor beam- 2/9.25" laminated LVL bearing on 8" concrete pier and sill of existing
house.
North wall header- 3/2x8 KD laminated lumber spanning 5'.

Insulation-walls to be insulated with blown cellulose (R19) in the cavities with 3/8" foil faced
rigid fan fold (R.38) applied continuously over the wall sheathing. All fan fold seams to
be taped.
Floors to be insulated to R30 with rigid foam in area above existing foundation and
cellulose insulation filled cavities with continuous 2" rigid foam board applied to the
bottom of joists over open air area. Foam to be covered with 3/8" plywood.
Siding-fiber cement clapboard siding to match existing house in color and exposure.
Exterior trim- PVC trim boards to match details of existing house.
Interior trim- 1x6 painted poplar baseboard and 1x4 poplar window and door trim.
Closet and display shelf area- 2/3.5' x 16" deep adjustable shelving constructed of%" MDO
board with poplar edging as per plan. Left side of shelving to have sliding door panel on barn
track . Door to be constructed of clear vertical grain fir boards to match ceiling boards. Door to
be clear finished.
Ceiling- 1x6 clear vertical grain fir boards with clear coat finish.
Exterior landing and steps-4'x6' landing with two steps to grade. Landing to have 2x6 PT syp
Framing supported on 2/4" steel cement filled piers on 12" round footing 48" below grade.
Decking to be 5/4x6 mahogany boards fastened with 10d stainless steel nails.
Heating- one wall mounted heat panel on the common wall between the new addition and the
existing house. The panel will be on its own zone, connected to the existing forced hot water
system.
Electrical-one switched exterior light. Four switched flush mount ceiling LED lights on a dimmer.
Outlets to code.
Existing gas fireplace-to be re vented to south wall.
Gutters- new rain gutter and down pipe installed on north fascia and existing gutter and
