The Building will not , be located closer than 30 ft. from the Easterl y Boundary or not within 20 ft. from the City ' Sanitary Sewer Line. 2. The entrance must be located on Bridge ! Pichette, 46 Burncolt Road, Florence, Mass.; for a variance from the requirements of Section 12 paragraph A -G o: Chapter 44 of the City Ordinances of the City of Northampton The purpose of building a one story ranch style duplex house with one side to be occupied by one of the petitioners, the other side to be used as a Real Estate Office. The premises affected are situated on the North Easterly side of North Ma: Street; at the corner of Bridge Road, Mr. David Pichette said the location of this lot is diagonal across from Look Park, bounded by Bridge Road, and North Mai Street. The lot in question is cut - being zoned B and zone A. A sewer easement is located to the rear of the property. In zone B a duplex house may be built.. One half of the building being used for the Real Estate Office. He feels as if the best the property would be given and will keep the area use of as natural Possible. A substantial hardship is involved as the lot is as unsuitable for the construction of a single family dwelling. Excess traffic does exist on North Main Street and at the intersection of Bridge Road and North Main. A Real Estate Office would be a public convience and would also be tax producing Because a sewer easement is involved it would not make a good back yard for a family home. A small parking area would be nade for 2 or 3 cars away from the sewer easement. ObJection came from Attorney Timothy Washburn, representing the trustees of Look Park. He said he was concerned over the traffic problem it would create. Traff ico in this area is already very heavy and is only controlled by one stop sign. Attorney Washburn questioned under what Sections of Chapter 44 this petitioner 4ould come under. He said they do not quality under the Professional Term. Detriment would be too both entrances of Look Park. Mr. Pichette said entrance would be made from Bridge Road and from forth Main Street. Traffic to a Real Estate Agency is Practically nil. If Board granted petition it would have to be specific to exit entrance on Bridge Road. Mr. Clark asked about sign intentions? They had colonial type in mind - size and type limited to type in area. Mr. Pichette said if because of sign being reason for riefusal 1 would only have what law allowed. and Mrs. Marion Miller asked about variance based on exceptions?
