To the Planning Board:
Enclosed please find an Application for Approval of Preliminary Plan for the
Warner Hill Community located on Bridge Road. The proposal is for the
division of a 23.5 acre parcel into 3 lots with 603 linear feet of new roadway.
Two lots are proposed as frontage (ANR) lots, and the third lot of 21.6 acres
is proposed for a cluster development for persons over -55 years in age. The
cluster community will provide 42 detached single family units. Also
enclosed is a check for $2535 for the filing fee, based on $435 plus $50 /unit.
The following waivers are requested in this application:
7:01 l.c. Request waiver for making provision for projection of streets or for
access to adjoining property, especially the VA Hospital property. The
applicant will consider possibly allowing future pedestrian access to the VA
Hospital property.
Landscape Architecture 7 :11 Request waiver from soil borings, as test pits were performed providing
Civil Engineering a more accurate description of soil characteristics.
Planning Other design and technical waivers may be requested once detailed design is
Urban Design under way for the submission of a Special Permit Application for the cluster
development.
