I have approved the application as presented. The approved plan proposes replacing the existing non-conforming structure with a single family dwelling that conforms to all City of Northampton zoning requirements for a single family dwelling in the URB zoning district. You must close all but 15 feet of the existing curb cut on Prospect Street; the remaining curb cut must be at the eastern end of the existing cut. The asphalt apron along the Prospect St. frontage must also be removed. No other curb cuts are allowed for this parcel, either from Prospect St. or Murphy Terrace. The minimum allowed open space not covered by impervious surfaces and buildings must be 50%. The plans, as submitted, show a single family dwelling. The The plan, as approved, does not include an accessory apartment. Any home occupation at this location would need to meet the current zoning ordinance requirements.
