Dear Mr. Patel:
J.S.Pechulis/Land Development Services, Inc. (JSP/LDS) has been retained to estimate the trip
generation potential for the proposed multi-use development located in Florence, MA.
Project Description
The proposed redevelopment project is located at the corner of Main Street (Route 9) and Maple
Street. The site was formerly used as a gasoline station and service center. The proposed use
includes a single stand-alone two story building with a total square footage of approximately 7488 sf.
The building will accommodate multiple tenants with a variety of land uses. As currently proposed, the
first floor will be divided to include 1783 sf of restaurant space and 1337 sf of retail space. The 3233 sf
second floor will be designated entirely for office use.
The site design also provides for parking of 33 vehicles. Two full service driveways will be maintained,
with one driveway located along Main Street and one driveway located along Maple Street.
Trip Generation
Trip generation for the proposed project was estimated using the data and methodology provided by
the Institute of Transportation Engineer’s publication, Trip Generation. This publication serves as the
national standard for forecasting vehicle activity for a variety of land uses based on actual ground
counts and field collected data. Trip Generation provides average and formula derived rates, as well as
statistical data of the independent variable of the data samples. Engineering judgment prevails for
determination of the best application of data and rates to be used for forecasting trip generation of
specific projects.
The restaurant component of project was designated as Land Use Code 933: Fast Food Restaurant
without a drive-thru window. For the retail component, Land Use Code 814: Specialty Retail rates were
applied. Finally, the second floor office space was assigned rates for Land Use Code 715: Single
Tenant Office. The ITE rates for each of these uses were selected based on appropriateness of rates
and independent variable details.
With most multi-use developments, it is expected that internal trip sharing will occur. Application of ITE
trip sharing methodology was conducted to estimate the internal trip activity between the various uses
on site. The findings were applied to the morning and evening peak hours to establish final trip
generation values.
Table 1 summarizes the trip generation forecast for the proposed multi-use development.

Trip Generation Comparison
The project proponent provided JSP with a traffic report submitted to the City of Northampton for a gas
station previously proposed at the same project location. This report was prepared by Fuss & O’Neill in
2011. Finding of the Fuss & O’Neill report indicated acceptable driveways levels of service during both
the morning and evening peak hours. A summary of trip generation estimates for both projects is
presented below for comparison.
