Public Bathrooms • Both public bathrooms include 5’ (60”) wheelchair turning space
• in accordance with the United States Access Board DOJ’s 2010 ADA Standards, Chapter 3 (304.3.1), “Circular Space. The turning space shall be a space of 60” diameter minimum. The space
shall be permitted to include knee and toe clearance complying with 306”.
• Bathroom layouts ensure minimum clear floor space (30”x48”) in front of all fixtures
• in accordance with 521 CMR 6.4.1, “clear floor or ground space for wheelchairs may be part of the knee space required under objects”.
• Toilets (water closets) will be installed according to requirements laid out in 521 CMR 30.7 “Water Closets”
• Location: The centerline of the water closet shall be located 18” from the nearest side wall and at least 42” from the farthest side wall or the closest edge of an adjacent fixture.
• Height: Water closets shall be 17” to 19” high, measured to the top of the water closet seat.
• Toilet Paper Dispensers: Toilet paper dispensers shall be located on the side wall closest to the water closet. The centerline of the roll shall be set at a minimum height of 24” above
the floor.
• Grab bars will be installed as outlined in 521 CMR 30.8
• Sink shall be installed according to requirements laid out in 521 CMR 30.9.
• No more than 12” of wheelchair turning space within bathroom will extend under the sink, allowing for knee and toe clearance underneath fixture while maintaining minimum of 48” clear
floor space in front of fixtures. Clear floor space, wheelchair turning space, and knee clearance may overlap as outlined in 521 CMR 6.4.1 and United States Access Board DOJ’s 2010 ADA
Standards, Chapter 3 (304.3.1)
Access Ramp and Entrances/Doors • Both original front doors are to be sealed, thereby moving the main and only public entrance of the building to the side door on the proposed new deck.
• The main entrance will be accessible via the proposed ramp included in the plan for the deck. The ramp length will total 30 feet to account for the 30 inch rise to the main entrance.
• This ramp, in accordance with 521 CMR 24.2, will be pitched at a slope of 1:12.
• The ramp will contain two ramp runs at 20 feet and 10 feet respectively, both 48 inches wide in compliance with 521 CMR 24.3.
• The 5x5 foot landing required at the start of the ramp will partially include the public sidewalk.
• The ramp will change direction after the first 20 feet at a 5x5 feet level landing in compliance with 521 CMR 24.4
• The 10 foot run will terminate at a 7x7 foot level landing and main entrance of the building in compliance with both 521 CMR 24.3 for ramp width and 521 CMR 26.6.3, fig. 26d for maneuvering
clearance.
• The ramp will include handrails installed in compliance with 521 CMR 24.00
• The proposed door will be made installed in compliance with 521 CMR 26.5 for minimum width, and swing out in the direction of egress while allowing for 48 inch accessible route from
ramp should the door be open in full swing, and including the required 18 inches parallel to the latch side of the door for a forward, pull approach.
Accessible Seating • No less than two accessible tables will be provided on accessible routes and in compliance with 521 CMR 17.2
• Tables will meet minimum requirements for table height as outlined in 521 CMR 17.2.5, include required minimum knee clearances, clear floor space, and access aisles as outlined in 521
CMR 17.2.2-17.2.4
• Total number of accessible tables determined in compliance with 521 CMR 17.2— at least 5% but not less than one of total tables provided. Total occupancy, and thereby number of tables,
determined in compliance with Table 1004.1.1 in the 2009 International Building Code, Chapter 10, page 220.
Accessible Routes • All public areas of the space will be laid out to incorporate accessible routes in compliance with 521 CMR 20.
Counter Height and Reach Ranges • The cash register and food/beverage hand-off surfaces shall comply with 521 CMR 7.2.1 and 521 CMR 17.10
• Neither counter will exceed the maximum height of 36 inches, and both counters will be located on an accessible route of no less than 36 inches as shown in Fig. 17e
• The food/beverage hand-off counter will also serve as an accessible tableware and condiment area as outlined in 521 CMR 17.7, with the maximum required reach never exceeding 10 horizontal
inches onto the counter.
