1. THIS PROJECT IS WITHIN THE ELM STREET HISTORIC DISTRICT IN THE CITY OF NORTHAMPTON. THE
NORTHAMPTON HISTORICAL COMMISSION WILL CONDUCT AN EXTERIOR BUILDING DESIGN REVIEW OF
PROPOSED IMPROVEMENTS, ADDITIONS AND MODIFICATIONS.
2. REFER TO CIVIL DRAWINGS PREPARED BY THE BERKSHIRE DESIGN GROUP THAT SHOW EXISTING
CONDITION, LANDSCAPE REMOVAL, SITE IMPROVEMENTS, LANDSCAPE AND UTILITY PLANS.
3. EXISTING PORCH ROOF STRUCTURE TO BE SHORED PRIOR TO REMOVAL OF FRONT PORCH AND PORCH
STRUCTURE. TAKE APPROPRIATE PRECAUTIONS TO MINIMIZE DAMAGE TO EXISTING ROOF, ROOF
STRUCTURE, PORCH CEILING AND SURROUNDING ELEMENTS.
4. NEW ACCESSIBLE RAMP IS DESIGNED AND IS TO BE CONSTRUCTED TO MEET THE REQUIREMENTS OF 521
CMR FOR ACCESSIBLE RAMPS INCLUDING SLOPES NO GREATER THAN (1:12) AND HANDRAILS/GUARDRAILS.
5. WHERE EXISTING EXTERIOR WINDOWS ARE REMOVED INFILL WALL CAVITIES WITH NEW WOOD STUDS,
EXTERIOR WALL SHEATHING, INSULATION AND VAPOIR BARRIER. INSTALL GYPSUM BOARD PANELS ON
INTERIOR SIDE OF WALL. INSTALL AIR BARRIER BELOW NEW WOOD SIDING THAT MATCHES SIZE AND
PROFILE OF EXISTING SIDING. TOOTH IN NEW SIDING WITH THE EXISTING. PAINT SIDING TO MATCH HOUSE
COLOR. BACK PRIME ALL SIDING PRIOR TO INSTALLATION.
6. SCRAPE AND SAND THE HOUSE, INCLUDING ALL TRIM AND PORCHES, IN PREPARATION FOR PAINTING THE
ENTIRE EXTERIOR OF THE HOUSE. APPLY ONE COAT OF PRIMER ON THE ENTIRE HOUSE, INCLUDING TRIM,
AND TWO COATS OF FINISH PAINT TO THE ENTIRE HOUSE INCLUDING ALL TRIM. MATCH EXISTING HOUSE
BODY AND TRIM COLORS. PAINT COLORS TO BE APPROVED BY ELM STREET HISTORIC DISTRICT.
7. UNFASTEN AND REMOVE ALL EXISTING SHUTTERS. INSPECT ALL SHUTTERS FOR DAMAGE AND REPAIR IF
NEEDED. SCRAPE AND SAND ALL SIDES IN PREPARATION FOR PAINTING. INSPECT ALL SHUTTER
CONNECTION HARDWARE REPAIR OR REPLACE IF NEEDED. REINSTALL SHUTTERS AFTER HOUSE BODY AND
TRIM HAS BEEN PAINTED.
8. REMOVE AND REPLACE WINDOWS AS NOTED ON AD101 & AD102. REMOVE SASHES, SASH CORDS,
WEIGHTS AND OTHER MISCELLANEOUS HARDWARE ITEMS. INSULATE ALL WEIGHT POCKETS PRIOR TO
INSTALLING NEW WINDOWS.
9. NEW REPLACEMENT WINDOWS ARE TO MEET REQUIREMENTS OF THE ELM STREET HISTORIC DISTRICT
DESIGN CRITERIA FOR STYLE AND COLOR. REPLACEMENT WINDOWS ALSO MUST MEET REQUIREMENTS OF
SMITH COLLEGE FOR DESIGN, COLOR AND PERFORMANCE.
10. FILL ALL HOLES / VOIDS IN THE FOUNDATION WALLS WITH MASONRY TO PROVIDE FOR A WEATHER
TIGHT BUILDING ENVELOPE. REPOINT ALL MORTAR JOINTS IN THE FOUNDATION WALL AS REQUIRED FOR A
WEATHER TIGHT FOUNDATION WALL.
