780 CMR R5, shall, in accordance with 780 CMR 108.3.5, act as the agent for

Definition Of Terms
-Delivery Crew, responsible for road permits, routes to site, and escort vehicles
for the delivery of the modular components to their lifting location at site.
-Set Crew, responsible for prepping the modular components for lifting and
landing on the foundation.
-Crane Service, responsible for rigging and placing the modular components on
the foundation. Also responsible for safety while they are on site.
-The details and instructions contained throughout this document are
representative of typical construction practice complying with recognized building
codes. These building codes are listed in the section titled "Referenced Building
Codes", however, local building codes may require special design consideration.
Consult your local building code official to review any required alternative details/
materials (which deviate from the VM standards necessary for code compliance).
The details defining materials to be supplied by the builder are for general
guidance only and code compliance for such details are the responsibility of the
builder.

TYPICAL ROOF CONSTRUCTION
Eave, peak and gable overhangs are 2x6 ladder frames applied to the
modular boxes completely external of the thermal envelope. Vinyl soffit
material is applied to the underside and 1x-Merilee or equal fascia.
Continuous 8" aluminum drip edge
Roofing 060 mil fully adhered EPDM, with manufacturers latex low VOC
adhesive.
Structural Insulated Panels are factory-assembled, engineered wood-faced,
Structural Insulated Panels (SIPs) with a graphite polystyrene (GPS) foam
core.
The product Is Intended for use as a load bearing roof panel. Panels are
nominal 13" thick ( 12 3/4"). The product is custom made to the specification
for each use and are assembled under factory controlled conditions. The
maximum product size is 8 feet by 16 feet.
Facing consists of two single ply oriented strand board (OSB) . Facings a
minimum of 7/16" thick conforming to 2009 !RC Table 613.3.2 and DOC PS
2-04, EXP. 1 24/16 rated sheathing. End facings (short edges of panels) are
minimum 3/4" OSB. End panels with the long edges supported by walls are
minimum 3/4" OSB.
Core material is NEOPOR Graphite Polystyrene (GPS) rigid insulation F5300
Plus Type VIII ASTM C578.
The foam core thickness is 11 7/8", has a flame spread Index not to exceed
75 and a smoke-developed index not to exceed 450.
Facing materials are adhered to the foam core material using a thin film
adhesive in accordance with the in plant quality system documentation.
Splines are 11 7/8" T JI 230 joists @48" o.c. the long dimension of the panel.
The spline is adhered to the foam core with the thin film adhesive. The OSB
facings are direct nailed to the top and bottom chords with 6d fasteners @ 6"
o.c. The opposite long edge Is profiled to receive the spline of the next panel.
When the panels are assembled on the walls a zig-zag bead of foam gasket
material is applied to the core face. A bead of construction adhesive is applied
to the top and bottom chords of between the spline and the OSB facings. The
panels are pulled together and the OSB facings are direct fastened to the
splines with 6d fasteners@ 6" o.c.
Panel heel, peak and gable edges fastened to walls with 16" SIP TP screws
12" o.c.
Wall sheathing extends above the wall plates to the top of the SIPs panel and
is glued and nailed with 2 rows of 6d fasteners @ 6" o.c.
All corners, edges and seams are sealed with ZIP tape.
Underside of SIPs panels finished with minimum 112" gypsum glued and
screwed 12" o.c. in the field and 6" o.c. along the edges.

1. Fastening guidelines assume application of standard uniform loads. For heavy traffic,
concentrated loads, or other special conditions, construction in excess of minimums shown
may be required.
2. Panels of a given thickness may be produced in multiple span ratings. Panels with a span
rating greater than a given joist spacing may be substituted for panels of the same thickness
whose span rating matches the joist spacing. For example, 19/32-inch thick, 20 o.c. rated
FLOOR SPAN may be used over joists spaced at 16 or 20 inches on center. 19/32-inch thick,
16 o.c. FLOOR SPAN may be used over joists spaced at 16 inches on center.
3. Other code approved fasteners may be used.
4. If deformed shank nails are not available, common nails providing equal or greater withdrawal
and lateral resistance may be substituted.
5. If supports are well seasoned, 10d common nails may be substituted to attach 11/8-inch thick
FLOOR SPAN panels.
6. Adhesives must be applied according to manufactures recommendations and must conform
to ASTM D3498 (Specification AFG-01 ). Use solvent based glues for OSB with sealed
surfaces and edges -check with specific panel manufacturers.
