Somehow this got tagged as spam; don't know why.The answer to your question is almost certainly yes.The required side setback is
15'and the front setback is 20'.
We'll want an application with complete plans but assuming this drawing is correct,the addition would be allowed per zoning 350-9.3(A)
(5);
As-of-right, if the expansion(vertical or horizontal)is for a residential use and does not extend either further than five feet into a required
setback or further than the existing nonconforming structure, whichever is less and such extension does not create any new zoning
violation(such as further reducing a setback or open space).
The other possibility is the current house meets the required 15'setback which means the addition would also be allowed.

My name is Steve Herrell, and I bought the house and land at 51 West Farms Road a year ago October. I
would like to build an addition on to the house, a "great room" or family room. One of the walls of the new
room might be somewhat close to the side lot line, on the north side. I'm told the house was built in about
1950. The current northeast corner of the house, by measurement by a builder, is 14 feet from the lot line.
However, the lot line is at an angle, angling away from the house as it goes toward the road. There is a
chain-link fence along this line.
Please see the attached scan-ins. Two of them are by a surveyor (they are in two parts because the original
is too long to scan in, in one piece). The third scan shows the current house, and where I'd like to build the
addition, and the approximate side lot line. (In both cases, there is not, and will not be, a basement.) This
drawing was prepared by a designer.
My question is, will it be all right to extend the north wall of the current house, straight out towards the
street?As you can see, the lot line veers away from where the addition will be. (The drawing shows a bit of
an off-set, a jog, in this wall, but I'd like to avoid that if I can).
