New Dormer: o A new dormer will be added and it will be architecturally appropriate for this building and district. Grading, Site Work and Landscaping: o The existing natural contours and topography of the landscape will be preserved to the extent possible. The existing grade at the front of the house will be slightly modified to create positive drainage away from the building to fix the existing water problem in the basement. o The existing large trees will remain and the shrubs at the front of the house will be removed and replaced. This is necessary to accommodate the proposed addition and fix the water drainage problem. New Gutters, Downspouts, Drainage, and Water Collectors: o The existing wood gutters have failed and will be removed and replaced with aluminum gutters and downspouts in a color that will blend with the trim. They will be installed to current day best practices. These are needed to fix the water drainage problem. There is water damage in the basement and the new gutters and downspouts are part of an overall strategy to mitigate this problem. New Exterior Lighting: o Exterior lighting fixtures will be installed as appropriate for a residential home. They will not have a negative effect on the neighboring properties or the ambiance of the district. The new lights are specified to be to Energy Star standards for Energy efficiency and Dark Skies compliant. New Exterior Painting: o The building will be painted a different color than the existing white. The new colors will be appropriate for this house and style and will be compatible with adjacent properties along with promoting visual harmony of the streetscape. New Roof: o The proposed new roof shapes and slopes will preserve and complement the period of the building. The new roofs will be in harmonious relationship to the existing. o The roofing materials will be non-reflective architectural asphalt shingle. Shutters: o The owners wish not to replace the existing shutters. They serve no purpose, are non-functional and are applied ornamentation that we feel will detract from the Craftsman Style and aesthetic appeal of the building. New Windows: o It is not finically feasible to repair the existing (non-energy efficient) single glazed windows. o All the existing windows will be replaced with replacement type windows and the addition will have new construction windows that match the replacement windows. o The replacement window and new construction windows will have double glazing and will be Low-e argon filled to current Building Code and Energy Star Standards. o The new window exterior will be aluminum metal clad. o To the extent possible they will be similar to the existing window’s divided light pattern. o The divided light (muntin bars) will be simulated divided light with spacer bars between insulating glass. Future Photovoltaic System: o The Leonard Lorimer’s are interested in having a Photovoltaic system installed on the south facing roof that also faces the street. While this is a future possibility they wish to have this reviewed at this time.
