Performance Standards.docDoors:
A new architecturally appropriate doors (front door and garage door) visible from a public way will be included.
Dormers:
A new dormer will be added and it will be architecturally appropriate for this building.
Grading and Site Work and Landscaping:
o The existing natural contours and topography of the landscape will be preserved to the extent possible. We do need to alter the grades to fix an existing drainage problem.
The existing large trees will remain the shrubs at the front of the house will be removed and replaced. This is necessary for to accommodate the addition and fix the water drainage problem.
Gutters, Downspouts, Drainage, and Water Collectors
The existing wood gutters have failed and will be removed and replace with painted aluminum. They will be installed to current day best practices. These are needed to fix the water drainage
problem. There is water damage noted in the basement and the new gutter and downspouts are part of any overall strategy to mitigate this problem.
Lighting:
o Lighting fixtures will be installed as an appropriate for a residential home. They will not affect neighboring properties nor the ambiance of the district. They will be to Energy
Star standards for Energy efficiency.
Painting:
The building will be painted a different color than the existing white. The new colors will be appropriate for this house, will be compatible with adjacent properties and will promote
visual harmony of the streetscape.
Roofs
The new roof(s) shapes and slopes will preserve the period of the building. The new roofs will be in harmonious relationship to the existing. The color and texture of the roofing material
will be similar to the existing three tab asphalt roofing material.
The roofing materials will be non-reflective.
Shutters:
o The owners wish not to replace the existing shutters. They serve no purpose and are non-function applied ornamentation.
Windows:
It is not finically feasible to repair the existing (non-energy efficient) single glazed windows window.
All the existing windows will be replaced with replacement type windows and the new addition will have new construction window that match the replacement windows.
The replacement windows will be fiberglass or metal clad type.
To the extent possible they will be similar to the existing windows divided light pattern.
The replacement window and new construction widows will have double glazing will Low-e and argon filled to Energy Star Standards.
The divided light (muntin bars) will be simulated divided light with spacer bar between insulating glass.
Photovoltaics:
o The Leonard Lorimer’s are interested in having a Photovoltaic system installed on the south facing roof that also faces the street. While this is a future possibility they wish to
have this reviewed at this time.
