Joe,
The land at 196 Cook Ave can be used for agriculture but agriculture doesn't include a house.
There may be some possible ways to have a house on the property. I think you were talking to the planning office a few years ago,
maybe about an open space preservation agreement or a conservation restriction. I'm not sure if Mark Tanner was involved.You could
get in touch with Carolyn Misch and find out the next steps.
