Jeff,
We went over the application this morning.The plans are not detailed enough to be sure, but it does look like the project will end up
needing a special permit and site plan approval as a major project.
The threshold for a major project is construction of 5,000 sf gross floor area which includes all floors including usable basements and
attics.
Zoning defines building area as"the ground area enclosed by the walls of a building,together with the area of all covered porches and
other roofed portions, including areas covered by building overhangs in excess of 18 inches".
Including covered porches, patios, bicycle storage, sheds and the play structure(definition of building;"A combination of any materials,
whether portable or fixed,with or without a roof,enclosed within exterior walls or fire walls, built to form a structure for the shelter of
persons,animals,or properly."),the area is night at the 5,000 sf point.See attached with notes.
As I said,the plans aren't detailed enough to be sure, but scaling the ones you sent, I get somewhere between 4970 and 5050 sf.
Whether this is an intermediate or major project is ultimately the planning board's decision,but I need to be conservative and mark it as
a major project. I don't want the hearing to be postponed for administrative reasons.
Let me know what you think.A more detailed,scaled set of plans might help.
