CONDITION OF APPROVAL:
1)Prior to any site work, the applicant must install tree protection measures in accordance with ANSI 300
part 5. All protection must be inspected by the City.
2). Prior to issuance of a certificate of occupancy, the following must be addressed:
a) all tree replacement must be completed
b) .if the trail connector is not built, the applicant must show through performance guarantee or some
other mechanism how and when this will be completed
c) The open space shall be permanently protected or deeded to the City.
d). the applicant shall record a reciprocal easement and maintenance document for the first 75’ of
driveway north of the intersection of Olander and Ford Crossing, in a form approved by the City, for
the shared driveway planned for access to the “cohousing” project to the east.
FINDINGS:
The Planning Board approved the application under §350-20.18 Village Hill Sustainable Growth Overlay (MGL Chapter 40R) for a 53 Unit
multifamily building and site development based on the following information and plans submitted with the application:
1. Site Plan Application Supplement 40 R Compliance statements Dated December 8, 2017.
2. “Village Hill Site Plan Review” North Commons, By the Berkshire Design Group, Dated December 8, 2017 Sheets L1-12, (rev. 12/26/17).
3. Elevations and Renderings by Davis Square Architects, dated December 8, 2017.
4. Open Space and Trail Construction Memo.
5. Village Hill TCB Stormwater Report by The Berkshire Design Group.
The Planning Board approved the 40R application upon determining that the requirements within §350-20.18 had been met, including
evaluation of uses, density, design, and accessibility and affordability. A total of ~60% of the units will be affordable with the remaining
40% targeted to workforce housing, meeting 120% of AMI.
