CONDITION OF APPROVAL:
1)Prior to issuance of a building permita.
A. The applicant shall submit revised construction documents to the Department of Public Works
showing compliance with City standards for water, sewer and stormwater infrastructure connections.
B. the applicant shall record an executed Stormwater Operation, Maintenance, and Inspection
Agreement that is binding on all subsequent owners of land served by the private storm water
management facility by recording it in the land records of the Registry of Deeds. This agreement must
be approved by the Northampton DPW prior to final signatures.
2). The lights shall be no cooler than 3,000K.
FINDINGS:
The Planning Board granted the site plan for the <5,000 sf addition based upon the information and the following plans submitted with the
application:
1. Additions & Alterations St. John's Episcopal Church, by Gillen Collaborative Architect, MEP Engineers, Sheet L1 A301, Electrical Site
Photometric Plan, Dated August 18, 2017.
The Board approved the Plan upon determining the plan met the criteria in 350-11.6:
A. The requested use protects adjoining premises against seriously detrimental uses. If applicable, this shall include provision for
surface water drainage, sound and sight buffers and preservation of views, light, and air; There is no change in use.
B. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets, provisions for persons with disabilities; There will be no changes to the access from the street. The building includes a new
elevator.
C. The site will function harmoniously in relation to other structures and open spaces to the natural landscape, existing buildings and
other community assets in the area as it relates to landscaping, drainage, sight lines, building orientation, massing, egress, and
setbacks. The addition is tucked into the rear of the existing structure and maintains the historic integrity of the existing building.
D. The requested use will not overload, and will mitigate adverse impacts on, the City's resources, including the effect on the City's water
supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. The
construction materials and methods for water lines, sanitary sewers, storm sewers, fire protection, sidewalks, , and other infrastructure
shall be those set forth in the Northampton Subdivision Regulations.
E. The requested use meets any special regulations set forth in this chapter. (none applicable)
F. Compliance with the following technical performance standards:
(1) Curb cuts onto streets shall be minimized. No changes to the site access are planned.
(2) Pedestrian, bicycle and vehicular traffic movement on site must be separated, to the extent possible.
